Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Sir, th I write in opposition to the current plan by Epcot for development of the parcel on the northeast corner of 136 and Keystone Parkway. I am specifically concerned about two things: the lot size and traffic impact. Epcot is proposing much smaller lots with a greater percent of coverage than exists in neighboring communities and was proposed by Old Town in the previous PUD application. The smaller lots are not consistent with the neighborhood, and I fear they will negatively impact home values and the overall appeal of this area. Also, the traffic impact is likely to be significant and negative. The roundabouts at Carey and Keystone are already very bad, and adding 169 age-restricted homes will likely make things much worse. Old Town was not going to go forward without major changes to the Keystone roundabout for just that reason. Epcot doesn’t seem to mind. As a resident of Smokey Ridge who uses both of those roundabouts every day, I mind a lot. I know you will consider the negative effects of the Epcot plan when deciding on this PUD. Like many in our neighborhood, I am open to and hopeful for a nice community to be developed on the lot. It’s just that Epcot’s plan does not seem like that community.
