Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Carmel Planning Commissioners: Thank you for the opportunity to hear my concerns and that of my neighbors, especially in the unusual electronic format in which we find ourselves these days. The purpose of my email is to respectfully request that you oppose the Epcon PUD in its current form, as the proposed addition of 169 homes would overburden an already congested area with limited traffic access points. Furthermore, the Epcon development raises renewed concerns of its extreme divergence from the surrounding areas, with the developer petitioning to nearly double the density and offer almost no setback and no buffers on access street transitions. It seems that the owner of the 59-acre parcel continues to price the sale of land at a far higher value than the market can bear, as developers repeatedly profess the project not profitable without this Commission’s (and surrounding neighbors) extreme zoning concessions - zoning that the surrounding neighbors knew and relied upon when we purchased our homes. I ask that the Commission allow the market to determine the value of the land, based upon a willing buyer’s offer in contemplation of a reasonable development plan for the area. While I understand and appreciate that zoning accommodations can and may be made, I implore you to once again consider the effect on the surrounding neighbors and continue to do what is right and reasonable. I believe that the Epcon PUD in its current form is not a reasonable proposal, in its density, setback, buffers, and ultimate impact on the traffic congestion in the area. I am confident that you will continue to thoughtfully deliberate this PUD proposal and it is my great hope that you reject the Epcon plan in its present form. While growth in our wonderful city is inevitable, we simply ask that it not come at the cost, quality, livability, or safety of the surrounding property owners.
