We live in Smokey Ridge at 3207 Driftwood Court, and we are vehemently opposed to Epcon’s PUD for the 59 acres that
runs next to our neighborhood.
I understand that the owners want to sell the land, and have a right to do so. I also understand that the buyer would
want to develop it. However, the prior PUD for Old Town Group was written and agreed upon specifically to have them
build upon it in a specific way. Epcon’s proposal is far from what OTG was going to implement.
The lot lines are much smaller at just over 50 feet, and they want 70% lot coverage. The community will be much more
dense, with more people living in this community and less green space. The traffic at the entrances and at the round-
about at Smokey Row and Keystone as well as Smokey Row and Carey during rush hour is terrible. How is it the builder
can argue that people over 55 don’t drive during these hours? Also, who is going to pay to restore and maintain the
historic house on the property? What about the aesthetics of the homes that are being built? We are also concerned
that there will not be a market for homes in the price range and square footage they say they are going to build, so
prices will drop in order to sell the homes- this will have sweeping repercussions.
To me, the only people benefitting from this are the sellers of the land and the builder.
Please don’t allow this builder to devalue our property and build something that is not in line with the community in
which we all live.
