As 20 year residents of Maralice Drive adjoining the 59 acres:
We ask that the Commission oppose the current Epcon proposed PUD, because:
o 169 proposed homes will dramatically add to traffic congestion
o 55+ residents DO drive and in fact may travel MORE than typical 9-5 residents, thus adding rather than
subtracting from the traffic burden
o The proposed lots are almost half of the R1 zoning minimums
o The Epcon PUD proposes to clear nearly all of the trees and woods, with no preservation plans and
almost no buffer (20’) in order to squeeze 169 lots into this space.
o From Kyle below: “If the landowners have priced the property in a way that extreme density is the only
way for a developer to be profitable. It is not the City's responsibility to help facilitate the sale by
approving a high density PUD that does not address valid concerns of existing neighbors.”
