Plan Commission and City Council Members,
After listening to the Plan Commission hearing and the first Committee meeting I am still confident the proposed mix
use development as proposed will be an asset to the Community and request that the Plan Commission and City Council
to vote in favor of the petition.
1. I live in Jackson’s Grant at 12215 Ams Run. We moved into our home 2 years ago and we have watched the
neighborhood grow with new construction.
2. Republic's well thought out mixed use development plan is beautiful and perfect for the corner intersection of
116th and Springmill
3. We are in favor of a small neighborhood mixed use adjacent to my community that we could walk to.

4. Transition of uses to the intersection of 116 and Springmill Road makes sense.
5. Love Jackson’s Grant and look forward to the ability to walk to local neighborhood shops.
6. We support the current plan for the Jackson's Grant Village.
7. It would be an attractive addition to the neighborhood. Carmel's current development standards and ordinances
assure us it will be built at a high standard.
8. We want the Plan Commission and City Council to support the project.
9. I would also like to add additional information that I find imperative when making this decision. It is important
that this extension of homes be included in the HOA. There are many reasons for this but the most important
ones include: Our roads and walking trails connect. The residents will be using our walking trails and doggy
poop bags, parks etc anyway. They should pay for these amenities.
10. Also, regarding the pool crowding issue (that doesn't exist,) I am on the pool committee and I monitor the pool
and the capacity. Since the pool has opened we have not been at capacity, and this is with REDUCED
occupancy due to COVID-19. Secondly, since the loud voices against this project are concerned about property
values then the last thing Republic would want to do is remove them from the HOA, especially if the main
reason is crowding at the pool. When a new home buyer goes to look at a home they look at what is included in
the price of the home, what does the neighborhood offer? There has to be justification for the expense. If we
connect via neighborhood streets, walking trails and in name but there is a 'cut off' at a certain street that says
"you can't swim in our pool" then that will impact home value. And keep in mind that this expansion now has a
higher entry level price point. I've owned enough homes to know that for a many that will be a deal
breaker. We wouldn't have paid this amount of money to live in this beautful neighborhood if my family was
not allowed at the pool. A house is only worth what someone is willing to pay for it.
11. To be honest, many people in Jackson's Grant don't even know that this fight is going on. I used to be on the
email chain that Gus (the main protester) sends out that states his opinion as fact, but I was removed once I
disagreed with his thoughts about the expansion. My neighbors all say the same thing. "How did you know
about this? I want retail or a restaurant in my neighborhood. They should pay into the HOA also."

12. As a homeowner, businessman and neighborhood advocate I am asking that Republic move forward with its
plan to build in our beautiful community and invite the new residents (of the same neighbor mind you) into the
HOA. The people up in Stableside, a few in particular, have made a lot of noise and have presented it as a
community consensus. Let me promise you, that is not the case.
