Plan Commission Committee,
As an initial property owner in Jackson's Grant at 541 Jackson's Grant Blvd., a top 10 selling Realtor with F.C. Tucker,
agent for 7 buyers in Jackson's Grant (JG) and owner of multiple single family and commercial properties in Carmel, I'm
in favor of Republic's plans for development of the south parcel on 116th Street. The quality of design and development
of JG has resulted in high popularity and appreciation of our community. Republic's consistent guidance to the Builders,
attention to common area details, while maintaining open dialogue and flexible options to homeowners in JG reflects
the mammoth success of this community.
Reasons for Republic's continued development of JG:
1. Current success of JG, drive the community - it's stunning!
2. Republic's proposed design exhibits best and highest use for this site
3. Need for more affordable housing (proposed townhomes) on the west side of Carmel
4. Design continuity utilizing the current success of JG and The Bridges commercial site
5. Ideal transition from 116th Street north to JG sections of The Hamlet and Stableside
6. Village concept offers gathering space, retail/office and variation to JG and surrounding residents of west Carmel
7. Adds to JG lifestyle of walkability (lessening use of auto traffic)
8. Republic's multi-use development is a proven success in other locations
9. Republic's ability to listen not once, twice, but multiple meetings with residents of JG, they offered design changes
addressing voiced concerns
10. Personal experience and input from real estate clients interested in purchasing property in new mixed area if
development takes place as proposed
In summary, my clients, many of my neighbors and I support Republic's proposed development.
Regards,
--
