There are three main reasons for wanting the garage to be 12'-8" wide thereby needing the variance. 1) The existing masonry facing on the existing two car garage is approx. 2'-6" wide at each side of that garage. The new one car garage needs to have the same dimension of masonry at the far east side to match the front of the house so'it will look original. 2) A reduction in the width of the garage will make it difficult to open the vehicle doors once parked inside. 3) The average/nprmal interior of a one car garage size is a minimum of 12 feet wide, and often wider.
