I have attached the Special Exception (SE) Application for the BZA Hearing Officer. Just to be clear, your hearing (BZA
Hearing Officer meeting) is not set for 5-18 at 7pm. There are filing deadlines that have to be meet in order to be

placed on a BZA meeting agenda. The BZA only meets on the 4 Monday’s of each month, but the Planner, Angie Conn
will set your meeting date and time once she receives and reviews your filled out SE application. Most likely your hearing
will be on Monday, June 22 or Monday, July 27.
Here are some things to consider:
My Department would only need the first three pages of the Special Exception (SE) Application (see attachment)
to get your process started. We can setup a pre-filing meeting to go over any details or questions you have. You
can email all documents to me – jshestak@carmel.in.gov
If your subdivision or community has any Covenants & Restrictions, please provide those.
If your subdivision or community has an active HOA, please provide a letter of approval from your HOA.
The Official Adjacent Property Owners List must be acquired from the Hamilton County Real Property Dept.
(317-770-4412 or hamiltoncounty.in.gov). Please allow 3 to 5 days for Hamilton County to complete your request.
Please note that an original petition will not be considered favorably by Staff, per the Special Exception
regulations in the UDO and you will really need to prove your case to the Hearing Officer and show how you meet
the Basis of Review, as well as the Basis of Approval or Rejection criteria listed out in UDO section 9.08.

‘special exception’ to read more in what’s allowed per the City’s Ordinance.

one BZA member – Hearing Officer. If denied, you may appeal it and it would be heard in front the 5 BZA members
BZA Calendar – filing & notice deadlines. Note – Hearing Officer meeting filing deadline is 28 days prior and public notice
deadline is 10 days

Hi Joe,
Just so we are clear, I do want to pursue course which allows me the freedom to choose what dates I
would like to host guests. This is just a hobby and a small way for me to earn a little extra $$ to help
pay for pool chemicals and such in our new home. I would host very short term stays at MY
convenience as I have family that lives out of town. I need that space available when they come in.
This would not be a huge money making endeavor. It is just a dream I wanted to pursue in the down
time of my job. I have a tentative date set for presenting to the board for 5-18 at 7 p.m.
