Tha general conditions of the general construction specitlwtions and any referenced documents therein sholl be considered an inte9rol port of this specificotion ond shall govem the plumbing and electrical mnstructlon work. B. DRAWINGS AND MEASUREMENTS 1. The drawings are nol intended lo be scaled or used for shop drawings. Refer to architectural drawing and equipment drowings for proper rough in dlmensions. C. DEFINITIONS 1. The "owner' or "own." sholl be an authorized representotive of LAU IMLNATIS. "Rep." sholl be the engineeq architecl or others acting in the interesls of lhe owner. "Provide" means to fumish and install. D. E%AMINATION OF SITE AND DOCUMENTS 1. Garefully axamine all conUact documents and inspect the site to form a Gear untlerstantling of lha anEre project Note that some drawings are reproductions from originals and all dimensions and contlitions must be verified by wntractor. No extros will be allowed for oversights. 2. When applicable, Landlortl's construction requirements as set forth in Tenant Criteria Manuals shall be 'mwrporated 'mto these construction documents but shall nol override any applicable mde requirements. No ealms will be allowed for oversighls. E. SRE WORK 1. Remove existing construdion as required to wmplele the project. Protect all existing construction Indiwted to remain. Dispose of all debris and waste materiol off the site. Salvageable materiol, eqoipmenQ etc. shall be delivered to owner on site. F. MATERIALS 1. All moteriols and equlpment shall be new and the best suited for the purpose intended unless approved otherwise by owneq architect or engineer (own./rep.) in writing. G. SUBSTITUTION 1. Where materiol or equlpment is followed by the words 'br approved equal," contraclor must submit all necessary technical information ond receive a written opproval from own./rep. for approvol of these changes. If the words 'br equal" are used, no review Is required but controctor is responsible for providinq proper substituTions. H. GOVERNING CODES 1. AIl work sholl be executed In occordance with currenl and applicable federal, slate and municipal mdes, slantlards, statufes or requirements of authorizetl approval agencies. I. PERMITS/LICENSES 1. All tees, permits, licenses, etc. necessary to complete the work sholl be paid for by this contractor. J. CORREL4TION OF WORK 1. Thls contmctor shall mrrelate and organize hls work with the work of all othar contraclors involvad in the projact and avoid intarfarences between his componenls antl those of others. If mnffmis occuq the own./rep. shall be notifled immediately to avoid extra costs. Work schedules are subject to approval by the owners project superintendent. K E%CAVATING AND BACK FlLLING 1. This controctor shall do all excovation ond back filling re uired to com lete his work. All i es ducls conduits 9 P PP etc. shall have uniform bearin on sand or ravel free 9 9 from dabris. Tast all inslallations bafore back filling Fill shall be dampened or tampetl in 6" loyers lo assure a proper final finish IeveL Any damage caused by settling will be repaired by this controctor. All open pits or trenches sholl be prolected as required to prevent accidents. L SERVICE WSTRUCTIONS 1. This contractor sholl, at the end of the project, familiarize the owner's personnel in the operotion, maintenance and servicing of equipment Installed and provide the owner with a set of operating and servicing instructions in tluplicale complete with available technical eq u i pmenl literatu re. M. CUTTING, PATCHING AND RESURFACING 1. This mnlmctor is responsible for all cutting, drilling, altering, patching or resurfacing nacessary to complete hls work. Any surface which is tlisturbetl in any way by this controctor shall be repairetl antl refinished to match the original. N. GUARANTEE 1. This mntraclor shall guarantee all work installed by him against any defects in material or workmanship for a periotl oF ona year aftar tlata of fnal acceplanca by the own./rep. at no extra expense to the owner. 0. ELECTRICAL/MECHANICAL CORRELATION 1. The elecUical contraclor will provide a branch circuit !or each item shown on lhe mech. or elec. documents. Thls branch circuit will inGude a disconnect means with protection and connection to the equipment at two points. The mechanical wntractor shall provide the point of term nation for each Item of equipment. 2. The work under this sec6on Includes performing all the labor and fumishing all materiols and equipment necessary for the complete plumbing system includinq domestic water pipe, sanitary sewer piping, special drains, and fuel gas piping. B. GENERAL MATERIALS 1. Provide unions at all localions necessary to disconnecl For rapairs antl dielectric unions wheraver tlissimilar matals are connecled. Use pipe sleeves when passing through any general construction. Support all plPes at a maximum spacing of 10 feet with 3/B" rod for up to 2" pipe and 1/2" rod for up to 3-1/2" pipe or multiple pipe. Rods shall be attached to bullding structure. Use proper saddles for insulated pipe. 2. Provide specification grode ball volves on all domestic water pipe unless indlcated otherwise. Valves shall be P�o��eae at all joints raquiring Oow control isolalion for Inspection, or maintenance antl repair on each piece of equipment. 3. Provide expansion capabilities at all areas where piping crosses building exponsion joints. C. TEST AND BAL4NCE 1. All syslems shall be tesled as required by codes and with proper instruments to insure that proper quantilias of water are distributed as indicatetl on the tlrawings. SaNtary sewer and vent shall hold 5 psi for 15 min, with no drop. Domes6c waler pipe and chilled water pipe sholl be leak free at 100 psi. Provide written test data to owner. D. WSUL4TION 1. Provide insulation on all plumbing systems unless otherwise shown. All insulation shall have fire and smoke hazartl rating not exceeding a flome spread of 25 and smoke development of 50. Cold surfoce insulation shall have a vapor barrier jacket Insulation sholl be Johns-Manville, Owens Cominq or equal. Domestic water pipe and chilled waler plpe sholl be 1" thick, 22 overoge mnduclivity, and covered wilh vapor barrier. E. SANITARY DRAINAGE 1. The sanitary waste and vent shall be eilher no-hub cast iron soil pipe or ABS/PVC DWV Sch. 40 plastic pipe, all with compatible fitlings, compliant to local codes Pitch drain pipe at 7/4 inch per foot All exposed clean outs shall be chromlum plated in walls and nickel bronze covers on Floor. F. DOMESTIC WATER SYSTEM 1. Domestic water pipe shall be Type '�M" or "C� copper for inside building and Type "K" underground (no joints). All water pipfng shall be concealed above ceiling or fn walls unless noted otherwise. No water piping shall be concealed in outside walls. Inslall water hammer o« eslers ot each group of plumbing fixtures. The new system sholl be disinfected when finished with a 50 part per million chlorine soWYion for 24 hours. G. FIXTURES 1. Plumbing fixWres shall be equal to that shown on tlrawing. AIl water supplies to fixtures shall have shutoff valves or stops and all fixtures shall be installed complete with stralners, slops and "P" traps where required. H. FUEL GAS PIPWG 1. Provide lever handle gas cocks at enlrance to builtling antl at all equipmenl locations. Provide U.L. antl A.GA. approvetl reducers where required and vent to atmosphere. 1570 HEATING, VENTILATING & AIR CONDITIONING SYSTEMS A. SCOPE 1. The work under this section includes pertorming oll the labor and fumishing all materials and equipment necessary far complete HVAC systems, 'mtluding HVAC equipment, duclwork, grilles, registers, retrigerant piping for splil systems, exhaust Fans, flue vents, and all temperature, humidity, etc. controls. B. GENERAL MATERIALS 1. Sacurely attach all ductwork to tha building structura in a manner frae lrom vibmtion and swaying. Ducts 36" wide or less shall have 1" galv. strip Hangers on 4 feet centers. Ducls ovar 36" wide shall be supportad by trapeze hangers of angle bottom antl drop rods on 4 faet centers. Provide sleeves for oll duct passing lhru walls, partitlons, flwrs, eta All hangers and sleeves must be compotible with ond not crush insubtion. C. SHEET METAL WORK 1. Ductwork shall be manufacturetl of tight coat goWanized guaranteed to double seam without fracture, designed tor low pressure appli<aTion. Ducls lorger than 18" sholl have cross breaks. Round bronch duct connections to mains shall be made with spin-in-ronical takeoff with integral volume damper and quadrant operator and eztractor air scoop. Exhaust aiq relsase air and air 'mtake ducts shall be equippetl with 2" daep pans solderetl absoWtely waterlight AIl ductwork exposed to the weather shall be double wall Insulated. Canvas connec6ons are reQWred at each alr handling uNt Sizes indicated on drawing are inside dlmensions. Use 1" 2/�/C.F. duct wrop on all ducts. A maximum of 6 feet of 'msulated Flexible duct Is allowed on each branch run. 2. Spirol round duct and fittings shall be as mawfactured by United MCGiII Sheet Metal Company or approved equivalenL All filGngs shall be factory fabricated, machlne formed and welded from galvanized shee[ matal. Joints in spiral tluct and ittings shall be assembled, suspended, sealed, and tapetl per manufocturer's published assembly and installation Instructions. Single or double wall Insulated as indicated on the drawings. Double wall insulated sholl be min. 1" Insubtlon density lo be 1.0 pcf. D. ACCE55 PANELS 1. Provide acwss panels at all fire dampers, motorized volume dampers, control equipment or other equipment to permil easy inspeclion and maintenance. Panels shall be localed on boltom or sides of duct such that maintenance can be performed. Panels shall be set 'm rigitl frame with closed cell soft gasket, double wall insulated and complete with two latcnes for dwrs up to 78" X �8" and tour lotches for lorger doors. E FlRE DAMPERS L Furnish and install curtain typa fire dampers where Indicated on the drawings. Dampers shall be sofid sleel, curlaln type, corrosion resistant, galvanized steel blatles. In open position, blades shall stack compactly for minimal oir resistance and be held in ploce by a fusible Ilnk roted at 160 degrees E Dampers shall bear UL label, meet NFPA requirements, and be approved by local mdes. Dampers shall be so installetl as lo stay in place at lha prolected opening, even though the duct may become dfsrupted dunng a fire, by the use of a steel sleeve and perimeter ongles on both sides of the opening. Dampers shall nat be supported by ductwork. The connecting ducts shall nol be mnlinuous, but shall be terminated at the fire damper sleeves. Conneclion between fire damper sleeves and tlucts shall be by "5° type or other approved slip joints. Sleeve gauge may nol be less than listetl for duct gauges in the SMACNA fire damper guide. F. CLEANING 1. Provide new heating/cooling/ventilating unils as shown on tne drawings and in tne schetlule. These units shall be installed complete with fresh air damper or intake fon, ERV units, elecMonic heating coil, chllled water coils, heating/cooling thermostats with seven day programmoble nighl set back, with humidily controls. H. EXHAUST FANS 1. Install owner provided exhaust fons and hoods. HVAC contractor to provide all necessary components to provide a mmpletes installation. HVAC mnUactor to inslall, test antl install all components par tha dasign tlocuments. I. BALANCING OF SYSTEM 1. Test and �alance all mechanical systems to �e praFormed by a intlepentlent lhirtl party contractor employed by the G.C. HVAC contractor shall provide all motor sheaves, duct altero6ons and other materials/modifiwtlons reQuired to balance the system to the design volumes. 2 Tha Balanca Contraclor shall in the progress of lhasa tesls, make up and submit for the Engineer's approval a certifietl balonce report showing test and adjusted resWts of oir tlow through each fon, HVAC unit, duct, registeq grilles and diffuser. J. CONTROLS 1. During occupied periods lhe HVAC units antl exhausl (ons shall operate conlinuously ond the fresh air dampers shall remain open. During unoccupled periods, Me HVAC units sholl operate 'mtermittently as required to maintain lemperature set points. Fresh air dampers shall be closed and exhausl fans shall nol be required lo run. 2 All mntrols shall be provitlee by mechanical contractor. Wirtng shall be installetl by the electrical contractor. 1610 ELECTRICAL MATERIALS AND MEfHODS A. SCOPE 1. All conduit, wiring, mnnections and checkout Is required on all mechanical contractor fumiehetl eQuipment. B. IDENTIFlCATION AND LABELING 1. All switches, circuil protacling devices, control stafions and panels shall ba clsarly, legibly antl permanently labeletl to identlfy source of power or branch drewt number and equlpment controlled or cimuit prolected- This Includes every circuit breaker in ponels or sub ponels where directories are lo be typed. C. MOUNTING 1. All electriml dismnnects, panels or equipment are to be fastened to a previously 'mstalled 3/4" BO plywood gray painted backing board. D. WIRING DEVICES 1. All ewitches antl receptacles are to be speclfication grade 20 ampere. Oullet/Switch plates to be stainless steel in the back of house antl black in front of nouse. Exterior ouHets sholl be weatherprwf with lockable gasket hinged access and shall have ground faWt protecYion.
