The applicant seeks the following development standards variance approval for a new swimming pool: 4. Docket No. PZ-2020-00070 V Silvara PUD Ordinance Z-553-11 Section 6.1 Maximum 35% lot cover allowed, 37% proposed. The site is located at 1157 Westvale Dr. and is zoned PUD/Planned Unit Development (Lot 294 in Jackson’s Grant on Williams Creek Subdivision). Filed by Sara Zaring of Mud Slingers Pool & Patio, on behalf of Mark A & Tabitha Meier, owners. General Info: The Petitioner seeks approval to install a 10’ x 20’ swimming pool that will cause the lot coverage to increase by 2% over the allowed 35% maximum. The property is located at the end of a cul -de-sac, and open space common area is located along the south and east sides of the lot where the Petitioner would like to locate the pool. This is the only variance needed. Please see the Petitioner’s info packet for more detail on the variance request. Analysis: The swimming pool will be located near the southeast corner of the lot, away from all surrounding neighbors. It will not have an excessive deck area; there is already a patio located off the rear of the house. The swimming pool reviewed approval from the Homeowners Association. The 2% increase in lot coverage is negligible. The Carmel Engineering Dept. will not have any issues with this, as it relates to stormwater management for the neighborhood. The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this variance request.
