MONDAY, JUNE 22, 2020
(V) Davis Residence, Setback Variance.
The applicant seeks the following development standards variance approval for a building addition:
5. Docket No. PZ-2020-00073 V UDO section 2.06 Minimum 10-ft side yard building
setback allowed, 8.5’ proposed. The site is located at 2047 E. 110th St. (Lot 14 in Section 6 of Woodland
Golf Club Subdivision) and is zoned S2/Residence. Filed by Robert Davis, owner.
General Info:
The Petitioner seeks variance approval for a building addition project that includes a garage addition and a
house addition. The Petitioner would like the building addition to have an 8’6” eastern side yard building
setback, rather than the required 10-ft minimum. This is a variance of 1.5 feet. This is the only variance needed.

Analysis:
The building addition will be done in a manner to match the existing house design, colors, and materials. The
variance will allow the design to continue and be of the same scale and massing as the rest of the house, so that
it looks like it was built with the original portion of the house.
There is a tree row and privacy fence along the site’s east property line, which aids in buffering the property
from the neighbors to the east.
A letter of support was submitted by the neighbor to the east.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this
variance request.
