Mr. Shestak,
I am opposed to the variance for the gas station/convenience store at 131st and Towne and for the gas
station/convenience store itself. It appears that the VWOA has stated homeowners are in favor however to my
knowledge this has not been put to a vote of 2/3's of the community. Letters were sent to some individuals requesting
they state they are in favor. Those are the ones that have been heard. There has been no transparency by the VWOC or
there may have been opposition earlier on. Also, it has been stated that the Stratford residents are in favor however
those directly impacted are unaware of the variance let alone the development of the land directly adjacent to their
residences. I understand those owning this land want to have it sold/developed but at what cost to the neighborhood?
That said I am opposing for the following reasons (in no particular order)
Traffic/safety: currently there are cars driving over the speed limit between Glebe and Main. The crosswalks do not
require drivers to stop and someone will get hurt. It's a matter of time. The additional traffic that this gas station will
generate will increase the injury risk.
Environmental concerns: Gas stations impact the environment in a multitude of ways. Many studies have shown the
impact they have on the soil, air quality, etc. There is also a car and dog wash attached to this area adding additionally to
the environmental impact. There have been two convenience stores in VWOC that folded. If this folds as well unless
someone else purchases it this will remain abandoned further impacting the environment as well as the neighborhood.
Finally, there is a school in this area and children play outside. How will this affect their health?
Hours: the understanding at this time is that this will remain open until 2am. Lights will be on until that time, most
residents are home long before this so who will be attracted?
Parking: the addition will impact parking. Overflow parking has occurred on this land from the businesses surrounding it
now. It appears there is still land in this area that needs to be developed.
Town home development: several town homes now have sold signs? Are these new purchasers aware of the
development. Has Onyx and East disclosed?
Zoning: apparently this area was zoned to include a gas station but that was 20 years ago. Was the impact this type of
development known at that time? There has been much learned about contamination between then and now.
Property values: this is sure to have a negative effect on the surrounding homeowners property values which could have
a ripple effect upon the entire village. This is a residential neighborhood primarily with stores that are convenient for the
neighbors. There are gas stations within 2 miles of the village and food stores the same distance.
Security: gas stations, especially if open until 2am, can pose potential security risks for those surrounding it.
As a village of west clay I oppose the variance and hope that this entire project will undergo further review.
