Re: Docket ΡΖ-2020-00093-96 V: vowc РаглНу Express Gas Station
Dear Mayor Brainard,
As one of the neighbors from the v¡اا age of WestCاay and as a physician,ا am writing in
opposition to the variance appاication fiاed on behaاfof Famy Express.
ا feeا that myseاf and many of the residents of the Vilاage of WestCاay have been keptin
the dark by our Owners' Association Board of Directors. I have been extremeاy
disappointed to note letters from our HOA Board stating that we are all very much in favor
of a development that includes a gas station. Most residents may have known about plans
for a convenience store, however not necessari ly at this exact location. It is the gas station
part that myself and many other are very much opposed to and we have not been
informed about.
Asa board certified pediatrician I cannot help but think of the liealth and safety of the
chi ldren in the area. There are numerous studies showing that gas stations increase airand
soil pollution both directly, through emissions of gasoline vapors and fumes, containing
carcinogenic chemicals, as well as indirectly, by increasing car traffic. Some of the health
risks include premature births and cancers, with reports of increased risk of leukemia.
These health risks can affect both our chi ldren as well as adults and older people. I am also
extremely worried about the residents at Stratford retirement community, as they would be
in the immediate vicinity, as I am worried about the Primrose school, which is also close by.
Increased traffic wil l also make it less safe for our children walking and riding bicycles,
especially in the Towne Road area.
Yet, the pollution and the health of our members of the community are only some of the
concerns. I am also concerned about the quality ofthis development, the appearance, the
negative impact on nearby property values, on businesses, as well as increase in traffic and
crime.ا am also concerned that if this business wil l not be successful, the impact may be
greater in both decreased appeal ofthe area and later clean up and environmental costs.
I know I am not alone standing in opposition to this gas station development, as I have
started an online petition at www.change.org/lieeptlievillagecle an and it has been signed
by almost 500 people in less than a week and counting.fflis petition will be forwarded
separately and I hope it wi l l serve as proof that the residents and neighbors are not
unanimously in favor ofthis development.
I would like also to state that I aim pro-business and forthoughtful development of our
neighborhood and Carmel and that I do enjoy living here. However, there are plenty of
reasons why a gas station in general and this one in particular has no place so close to
residential areas and I do oppose it as one ofthe neighbors.
fhankyou for allowing me to voice my concern and opposition and l would be available to
provide additional information oranswer any guestions.
Sincerely yours.
