Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Joe, I'm writing to share my deep concern and opposition to putting a gas station with car wash and convenience store with more liquor sales in the Village of West Clay. I've been a resident of the Village of West Clay for 11 years and there has been very little published to the owners about the plans for a gas station. Now that the plans are being announced, what I'm hearing is very concerning: 1. Benzene toxicity - more studies have been released showing the cancer-causing toxicity of benzene emissions from gas stations since the early planning years of VWC founding in the early 2000's. 2. Car Wash Noise Pollution - I do not want to be hearing high-powered dryers going all day and evening, 24x7, 365 days per year. There is enough noise pollution already with all the gas-powered blowers that every lawn maintenance company is using. Enough noise...please...especially with our work from home lives now. 3. We already have CVS filling the need for a convenience store with liquor sales. 4. We already have a package liquor store that just opened next to the CVS. 5. We already have 4 restaurants in the Village of West Clay - more variety is nice, but not when paired with a gas station. 6. I do not get excited about eating at a convenience store restaurant - especially on the same property looking at gas pumps and smelling gasoline fumes. 7. The Stratford residents are senior citizens at high risk of chemical exposure and the damaging respiratory effects, on top of the already present health risks for COVID-19. This will destroy the value of The Stratford's marketability of those cottages adjacent to that property going forward. It is one of the VERY FEW options in West Carmel for parents / grandparents to live nearby their children / grandchildren with single story living. 8. I would not want my children going to Primrose School so close to those emissions. We could lose Primrose to another location. 9. This will make the Puccini's restaurant and any other outdoor space nearby (Goldwater pool, baseball diamond, tennis courts and basketball courts) all in the nearby vicinity of the gas / benzene emissions unusable for our residents, which we pay dearly to protect with our dues. Unacceptable. We could also lose Puccini's as a business because of the proximity to a gas station - no one wanting to eat there. 10. Increased traffic being drawn to the intersection of Towne and Main to use the gas station and car wash will be an issue....we have lots of kids and pedestrians trying to safely cross that intersection to go to Puccini's, the pool and CVS. This is a traffic and safety issue that must be considered before bringing in this type of business. 11. The proximity of this property to residential areas is TOO close given the benzene exposure, increased traffic,and high decibel noise pollution and environmental risks. In closing, my family does not want a gas station with car wash in the Village of West Clay. Thank you, Cynthia and Blake Miller Village of West Clay Homeowners 1 2
