Possesson/oiccupotio^ lines nnay vary be'�ieer ,a d-onumented corners SURVEYOR'S REPORT TYPE OF SURVEY: Indiana Minimum Standards Survey CLASS OF SURVEY: Class "C", per Title 865 of the Indiana Administrative Code In accordance with Title 865; Article 1 , Chapter 12 of the Indiana Administrative Code, the following observations and opinions are submitted with this survey regarding the uncertainty in the position of the lines and/or corners established and/or reestablished during the performance of this survey as a result of. A.) Availability and condition of reference monumentation. B.) Clarity and/or ambiguity of the record descripticn(s) for the subject real estate and/or the record description(s) of the adjoining real estate. C.) Occupation or possession lines. D.) Measurement (Theoretical Uncertainty). NOTE: There may be unwritten rights associated with these uncertainties. Attention is called to the fact that on many occasions, the location of the ORIGINAL SECTION CORNER (stone/buried post) was not perpetuated and the corner was destroyed and the original location lost. In these instances, the only evidence available to indicate the position of the original corner is the existing physical topographical features o- monumentation thot has been accepted by local surveyors as the best evidence of the location of the corner. Locking the aforementioned evidence, a surveyor may hove to resort to proportional measurement to the reestablish the location of section corners. Section corners that are not the original corner are usually classified as "Title Corners". Since undiscovered information may affect the true position of a title corner, the uncertainty of a corner is not known. The Theoretical Uncertainty of the corners and lines of the within described real estate as established by this survey is within the specifications for a CLASS C SURVEY (+/- 0.50 foot) as defined in Title 865 of ;he Indiana Administ ative Code. (Theoretical Uncertainty of a measurement is the radius of a circle which circumscribes an area containing the probable true location of a specified point as determined by the precision of the instruments and procedures ernployed in the performance of a survey.) This survey is a retracement survey of real estate described in Warranty Deeds recorded on pages 754 and 755 of Deed Record 301 in the Office of the Recorder of Hamilton County, Indiana. This real estate wa+- originally surveyed by Weihe Engineers, Inc. for Carmel Lutheran Church, Missouri Synod, as Job Number 89-60, dated March 3, "9'r3 and last updated to Job Number 97-269 dated May, 1997. Monumentation shown marking the corners of the perimeter of the within described -ol estate were originally set by Weihe Engineers, Inc. and were recovered undisturbed or were set to mark the corners as ; stoblished by this survey. As a result of the above observations, it is this surveyor's opinion that the uncertc nties in the location of the lines and/or corners as established on this survey ore as follows: DUE TO VARIANCES IN REFERENCED MONUMENTS: Section corners as found per Ccur+y Surveyor's references ? plus or minus 0,30 feet, see also above concerning section corners and title corners. Proof of estobl shrnent of all boundaries is of the utmost importance and it should be apparent, from an examination of the plot of survey, why the surveyor acopted the location delineated. This often requires a showing of octuol measured distances and bearings around the entire block and any monuments found which indicate property lines. Where occupation alone is the chosen as the best possible location, enough ties to buildings, walls, fences, surveyor's monuments, etc. and there actual or estimated age, must be shown to indicate the pattern of occupation_ within the block. Interior parcel lines must clearly indicate contiguity, gores, and/or overlaps. 3. When the surveyor has doubt as to the location on the ground of street or lot lines or monuments (for such as street arc lot lines being undefinable or indefinite because of insufficient monuments or markers in the ground or where errors are found to exist in the legol descriptions or recorded plats) the surveyor shall clearly indicate the nature of the difficulty and give his professional opinion as to range and ;cope of difference possibly involved and the effect of some on the surveyed premises. 4. Show any physical evidence at or near a boundary that is or appears to be a line of possession or occupation. This will i,iclurle buildings. fences, hedges, etc. Where there is no physical evidence of possession along the record line the survev shall note along that line "no physical evidence of line." 5. Show the location, dimensions and type of all buildings on the surveyed property. Show their location by the shortest dimension to the exterior boundaries and their relationship to any known setback lines 6. As a result of having viewed the property with reasonable diligence, show any physical evidence of possible easements, such as roads, rights of way, railroads, drains, telephone, or electric lines, water, sewer, oil or gas pipelines, driveways, billboards, etc., if they are on or run across the surveyed property and appear to serve the public or adjoining property owners. If there are any surface indications of underground easements, such as manholes, pipe line markers, sewer or drain outlets, etc., on (or near if pertinent) their surveyed property, shots them. 7. In built-up areas with walls on the property line, show them, and indicate whether they are or appear to be independent or party walls. Show location and thickness of these walls. and if a building on the surveyed property appears to use a wall of adjoining premises show this. 8.
