There are 247 parking spaces. 14 Flood Hazard- The within tract lies totally within Zone C of Community- Panel 180081 0012 C - dated May 19, 1981 of the Flood Insurance Rate Map, therefore the within site is not subject to the 100 year flood requirements. The within survey is an Update of an Inplace Survey performed for the Trammel Crow Company under date of December 12, 1996. Certain additional information has been added such as the Clara Knotts Legal Drain and some minor physical changes. The within tract is subject to easements which are set out in recorded Instruments Nos. 89-5117,92- 'a5273 1 . 09426, 1�1�a�r3 39-2687�, and ^J�2-5.a6�� uvt��cn are dap,;tect on the survey. This tract has access from Pennsylvania Parkway, a public street. Its mailing address is 401 Pennsylvania Parkway, Carmel, IN. The surface storm drainage for the parking lots and building drain to the drainage structures located on the Clara Knots Regulated Drain which Drain is depicted on the survey. The Clara Knotts Drain discharges to the pond on Common Area Two located adjoining and South of the within tract. Utility lines serving this tract area depicted on the survey. SURVEYOR'S REPORT In accordance with Title 864 of Indiana Administrative Code 1.1-12 establishing minimum standards for the practice of land surveying in Indiana effective August 16,1991, the following observations are submitted regarding the uncertainties in the location of the boundary lines and corners established on this Class "B" survey, as defined in Title 865, of the within described tract as a result of: i a) variances in the reference monuments; , b) discrepancies in record descriptions and plats; c) inconsistencies in lines of occupation; d) uncertainty of measurements made due to random errors; a) The boundary lines of the subject property are dependent on the location of the Southeast Quarter of Section 11, Township 17 North, Range 3 East, Hamilton County, Indiana. The location of section comer monuments were established from references on file in the Hamilton and Marion County, Indiana Surveyor's Office's and from prior surveys by Paul I. Cripe, Inc. in this area. b) There were no significant discrepancies between the record descriptions or plats of the subject tract and the adjoining tracts. _ c) Other than the parking along the West line of the subject tract as shown on the within survey, there are no other significant inconsistencies in lines of occupation. d) Based on the procedures and instrumentation used in this survey, the Theoretical Uncertainty of all monuments set or found is, in my opinion, within the specifications for a Class "B" survey (+/-0.25 feet) as defined in IAC 1-12. This survey reflects information furnished in Schedule B,of American Title Company (Subsidiary of Lawyers Title Corporation) Commitment No. 97293377, dated November 10, 1997 and is based upon the land description given in Schedule A of said Commitment. No other search of the public records was conducted for this survey. This is to certify that to the best of my knowledge, information and belief that the within plat and the survey on which it is based was made (1) in accordance with "Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys," jointly established and adopted by ALTA and ACSM iR 1992, and includes Items 1 through 4, 6, 7a 7b1, 7c through 11 (by onsite observation) and 13 of Table A thereof, and (ii) pursuant to the accuracy standards (as adopted by ALTA and ACSM and in effect on the date of this certification) of an Urban survey.
