Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** I’m writing this letter as a long time resident of the Village of West Clay in opposition to the proposed Family Express gas station. Brenwick Development is requesting 4 variances to jam a gas station into an architecturally designed community with covenants demanded of each home owner but for some reason those same covenants can be abandoned for this apporrant commercial enterprise. Here are some facts & concerns. In case you were not aware, there is a large & expensive senior living retirement home, a pre-school, a restaurant, a karate studio, a retail store and a series of townhouses with some finished & some still under construction that are mere yards away and in some cases just feet away from this proposed gas station. This project has been described & presented to area residents as a “convenience store” selling gas when in fact it’s actually a 6 bay gas station selling snacks. It’s also mentioned in one of the variance requests that the Village residents in majority fully support this gas station. There are approximately 1500+ residents in the Village of West Clay. There is an existing petition with 1000 signatures to date opposed to the building of this gas station. How is this gas station “fully supported” with well over half the residents in opposition? Would you want a gas station 10 feet to 30 yards from your front yard? Also, what about the security lighting and the gas station canopy LED lighting? The entire area including front yards, porches and interiors of nearby homes & senior living center will be bathed in light from all angles from this proposed property. There is no way around that fact. Even if the gas station canopy is moved the required parking lot flood lighting is just as bad. How about the required gas storage tank vents? Will the senior living center & pre-school children’s parents want that vent or that odor near their living quarters or classrooms? What about the recently constructed townhomes having a view off their front porch of the gas stations dumpsters a mere 10 yards away from their front yards to the nearest street curb of the station? None of this in any way makes a lick of sense. Many residents aren’t taking this seriously because many simply don’t believe this proposal is real because it’s so outrageous. In fact its starting to smell bad. Things are not adding up as to how all of this seemingly got “approved” by the village board of directors & Brenwick with the full support of the “entire neighborhood”. At least 1000 of us have serious concerns. Other factors to consider. Property values will decrease dramatically, guaranteed. Who wants a gas station feet from their front door? Who wants blaring lights all night long? Would you personally buy a house with a Family Express basically in your front yard? I think not. Also, if the business model works as Family express forecasts, traffic will dramatically increase with up to 1000 extra vehicles in the neighborhood “per day”. Crime will be a factor. National statistics show 10% of all robberies occur at gas stations with convenient stores. The station plans to be open until 2:00am every night. Trash will eventually be strewn about. It may be clean at first but how many gas stations after 6 months look decent? Space also becomes a serious factor because of the number of cars in the que for fuel (or is that “groceries” they’ll be lined up for since its been presented to residents as a grocery store that sells some gas?) Wordsmithing is now taking place to get the 3 car space requirement variance to include cars already at the pump getting gas versus a car at the pump with 3 cars in line waiting. 1 Come to the area and take a look at the Village of West Clay then tell me how a gas station fits.
