In preparation for next week’s committee meeting, we would like to reiterate our opposition to the Epcon proposal of the Courtyard of Carmel project. We are not opposed to a residential development, but are vehemently opposed to this project where the proposed density needed to justify the price of the property is too great for this area. With a portion of the 59 acres being undevelopable due to the historic house and another section being undesirable due to the proximity to Keystone, only the developable acreage should be considered when the developer is calculating their dwelling per acre calculation. They are not currently calculating this correctly; and therefore the density is extremely high for the zoning. We appreciate the city’s desire to support a 55+ neighborhood for its residents, but this is not the place for a 55+ project. The lights and noise of the football stadium, the rolling topography (less desirable for a slab type property), as well as the traffic and density issues could result in this project not being as successful as is hoped and desired. Knowing that the property on the south east corner of 136th and Keystone also recently sold and will be developed, cannot be overlooked when evaluating the issue of traffic and density.
