I am continuing to review the most recent packet regarding the proposed development at 136 and Keystone.
I am, unfortunately, in Epcon’s target demographic group for this proposed development but have yet to see any
compelling reasons for ever being interested in this project. The monotony of tightly packed homes with continuous
two car front loading garages on the road, the use of paved alleys for accessing rear loading garages when the land could
be used for additional green space and the lack of mature shade trees do nothing to encourage my interest. This
arrangement, with unending asphalt shingles, will feel several degrees warmer than the surrounding neighborhood.
A lot has been said regarding anticipated traffic congestion. I feel this project should stop immediately until a more

specific plan is designed incorporating future development further east along 136. I fear the right turn in/out with the
left turn north into the PUD will be more congested than is expected. This should be the opportunity to build something
longer lasting for the area, rather doing the cheapest patch possible and hoping for a solution.
Regarding the Hull house; I know Epcon is sloughing responsibility to the Historical Society. Epcon has said that the
Historical Society will try to market the property to somebody who will rehabilitate to their standards and failing that,
would restore it and sell the property. I don’t think I have seen where it has been definitively stated that proposed
buyers would be part of the 55+ neighborhood or would families be permitted to live in the rehabilitated property?
Over the past five years or so, there have been five house sales on Smokey Hollow Place. Three of those have been
relocations to Florida. While I cannot speak directly for them, I do know that two of the relocating households were
strongly opposed to this kind of overdevelopment and would have had no interest in this project.
All in all, I am stunned that this property continues to be considered as desirable for a 55+ community. I would have
thought it would be a good development area for families wanting to be close to the high school. The continual need to
travel for health care, retail and exercise, outside of the proposed bocce, pickle ball and croquet will mean more traffic
than is expected.
