To: Plan Commission From: Jill H. Meisenheimer RE: Docket No. PZ-2020-00028 PUD: Courtyards of Carmel to be heard at Plan Commission Residential Committee on July 7, 2020 I have an interest in this proposal because it targets my age group, I’m 72 years, and I live in a zero-lot neighborhood of 47 units. After looking at the Courtyards for Carmel Packet for the July 7, 2020 Plan Commission Residential meeting I would like to hear the following issues addressed at that meeting: Conceptual Amenity Plan (Attached: page 23, Created 6/26/2020 for Packet 7/7/2020): Yes, I see green space at the southern part of this project, however I believe that age 55+ residents would like to have more green space in the center of this development. Looking at the Open Space and Pedestrian connectivity map actually makes me feel claustrophobic and queasy. I See B, a “Perennial Path, a Garden Walking Path with Respite Seating Areas on the north edge of the map. Below that path I see 6 parallel rows of houses without any green space in the center of this project. In the center I see no green space there at all, just rows and rows of houses and streets. That area would benefit from some 1 green space and respite seating area. I hear Carmel officials say that they encourage walkability. Older people who wish to walk also appreciate green space and a place to sit, recuperate and to talk. Conceptual Clubhouse and Amenity Area (Attached: Page 24, Created 6/26/2020 for Packet 7/7/2020): I would like to see more outdoor shaded seating. I think that age 55+ residents would appreciate that too. Aging in Place: What is the plan for developing Universal Design for the target group of age 55+ residents? I was 58 years old when we build our current zero lot home. We asked that it be Handicapped Accessible. We ran into preventable problems because we didn’t realize that we needed to ask for specific adaptations. It would have been helpful if there were a check list of possibilities to plan our home so that we could age in place. Please address the items below that come from quotes from Emails from nearby neighbors are followed by the number of their email that was entered into the docket. "Breaking those lines visually is a lot more pleasing-even with winding streets, and more green spaces to convey a park like setting, instead of a high-density complex." (#41) "The clubhouse plans look quite small compared to the number of predicted community members." (#50) "If the units do not sell at the expected rate what is the plan?" (#48) Jill H.
