When we chose to relocate to Carmel, and this neighborhood specifically, a large part of our deciding factor was because of the mature trees and established neighborhood with large lots. This plot of land is not an ideal spot for Epcon's proposal and frankly, I would be embarrassed to have this anywhere in Carmel for these reasons: - these are tract homes - extreme lack of greenspace and tree preservation - no specific plans for the historic home - each existing home would be looking into two homes directly behind them - rows of monotonous homes - vinyl fences and sub-par architecture - additional traffic strain in an already congested area. The renderings that Epcon has provided are very misleading. The first photo shows mountains or large forests behind the homes. The second picture is more realistic, I believe, with all the trees cut down and one small tree planted behind each home. 1
