Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Carmel TAC Members, HWC Engineering is submitting a 10 Lot Re-plat for 2 townhome buildings in the Village of West Clay – Uptown West of Towne Road. Since the construction of the public infrastructure and most of the public utilities have already been built and installed, this submittal does not require a detailed review of construction plans. There have been no changes of building setback (or build-to) lines and only a slight variable easement reduction of 0.36’ that was originally proposed and approved as part of the original plat/re-plat. HWC, on behalf of Onyx + East, is only seeking Re-Plat approval of re- subdividing Block 6 & 7 into 10 Lots at this point and is shooting for a July 29th submission to be heard at August 5th Carmel Board of Public Works meeting. If you recall, we submitted a similar project in May of this year. This has been submitted through Carmel’s ProjectDox and the documents can be found on ProjectDox for the Re-plat of Block 6 & 7, as well as an Aerial photo with the building footprints depicted. The utility information shown on the Aerial is the as- built location. The only minor utility construction is the completion of the final connections to the townhomes. Some of the members typically request a Paper Copy for the formal TAC review, but since this is only a Plat review, it’s likely there will be no comments. I’m going to assume that a paper copy is not required, however please reach out to me if you still need a paper copy mailed to you. Below is the docket information from ProjectDox. Docket No. PZ-2020-00110 SP: Replat, Blocks 6 & 7, Uptown Townhomes. The applicant seeks administrative subdivision approval to create 10 lots on 0.50 acres (Lots 1322-1326 (Block 6) and 1327-1331 (Block 7)), in Village of West Clay, Section 6003C, Part of Block C. The site is located at 2574 Filston St. It is zoned Village of West Clay PUD/Planned Unit Development. Filed by Luke Jahn of HWC Engineering, on behalf of Onyx + East. This item will be reviewed administratively by this Dept. and TAC, but the final plat also needs approval by the BPW (Board of Public Works & Safety). Please work with Caleb Warner in the City Engineering Dept. to get on a BPW meeting agenda, which has a filing deadline. His number is 317-571-2441, and his email address is cwarner@carmel.in.gov. 4. The filing fee is due prior to the Planning Director’s approval (signature on the final plat). Checks can be made out to The City of Carmel. 5.
