proposed Ambleside Point Planned Unit Development (Hoffmann Farms)

Greetings Mr. Shestak,
I hope you are doing great today.
I am writing this email to you to help you understand our reason for our strong opposition to this proposed
development, as this will negatively impact our security, safety and property value. We had bought this house for the
location, safety and value that brings to our family. This development is solely brining monetary benefit to the developer
and negatively impacting all the residents of Saddle Creek in terms of security, privacy and home values. It is very unfair
and illegal to allow for any such development. Our primary concern is around converting the existing green space in
Saddle Creek subdivision into a road to give access to 200+ new family units. Our home is directly impacted by this
change as we are next to this road and it brings immense security and privacy concern to our family. We recently had a
vandalizing event where a car with drunk drivers ran into our fence causing us $4,000+ damages. A police complaint has
been filed for this incident. We strongly object to this new opening as it will bring chaos to this intersection.
Here are some of the Objections related to converting Saddle Creek common green space to a high density entry/exit to
the new development.
1. The Saddle Creek common green space is being used by Saddle Creek kids for the past 17 plus years. There is no
other common open space for children to get together and play in a safe environment within the vicinity. It
makes it safer, as parents can keep an eye out on the little ones.
2. The volume of traffic from the high-density PUD (285 lost x 2 cars/lot) through Beaument Blvd will be a major
safety hazard for children, adults and adjoining homes. This will become a key entry/exit for people living in
Ambleside PUD commuting south.
Increased traffic will lead to more occurrence of property damage, as evidenced by a recent hit and run to a
property located on Beaument Blvd.
3. The existing mature tree line bordering Saddle Creek and the Ambleside PUD will be removed per the proposal
to make way for the road. Also by annexing Saddle Creek east pond will eliminate the remaining existing green
cover and the privacy buffer between Saddle Creek and Amble Side PUD. When it rains the water from the west
Saddle Creek Pond to the east Saddle Creek Pond overflows on the surface. If we convert the green space to a
paved road, this makes it harder for the water to get absorbed, leads to flooding and cost to Saddle Creek
residents. Besides, with all the new built up area in the new PUD and lack of ponds or green space in the PUD
will lead to more water runoffs into Saddle Creek ponds, increased cost for pond maintenance.
When all of us bought the property in Saddle Creek we were not aware that the common grassy area that is used by
children will become a major entry/exit road in future. Property value will decrease and with lesser green space, kids will
end up spending more time inside for safety reasons.
We sincerely request Planning Commission members to disallow this road construction, as this development presents
great safety and deteriorated home value risk to current residents.

Note: We also want you to pay close attention to the plan presented by the Developer. As per some initial analysis done
by Saddle Creek residents, it appears that the developer is asking to put homes too condensed, over 4X what Carmel
allows. They are also proposing to add parking garage and no amenities in that development, which will kill the property
values of Saddle Creek, as we are next to that neighborhood.
