Saddle Creek Community Resident
I write the Carmel Plan Commission to oppose items in the new development called "Ambleside Point
PUD" Docket No. PZ-2020-00069. We are Saddle Creek Community residents.
The following items we oppose:
1. Rezoning the new development "Ambleside Point PUD" Docket No. PZ-2020-00069 (PUD)" into a
high-density development which includes townhomes. The S-1 zoning for residential homes should
not change.
Allowing for this high-density development would have a material impact on the Saddle Creek
Community in the following ways:
A.The value of the properties in the Saddle Creek Community would decrease in value or not
appreciate at the same rate.
B.Crime in the community would increase with the density being so low of the new development.
There is not enough room for all people to live safely.
C.Amenities maintained and paid for by Saddle Creek Community residents including fishing ponds,
basketball courts, green spaces, walking trails, and playgrounds would be used by the Ambleside
Point residents as there is not enough space for them to have their own amenities.
2. Converting Saddle Creek Community large green space into a road at Beaument Blvd and Mustang
Chase to allow for entry and exit into the new development.
Allowing for this new road would have a material impact on the Saddle Creek Community in the
following ways:
A.The Saddle Creek Community common green space is being used by Saddle Creek Community
children for over 15 years. They play football, soccer, and tag in the green space as it's large enough
to have multiple families play games. It’s a safe place for the children to get outside and play their
favorite sports. If this is converted to a road, children will not have a place to play locally and will
stay inside more.
B.There is no road there today and the large green space is maintained and improved by the Saddle
Creek Community.

C.The volume of traffic from the new development through Beaument Blvd street will be a safety
hazard for the children and adults in the Saddle Creek Community. This will become a key entry and
exit for people living in Ambleside PUD commuting south and will have excessive traffic.
D.Removing the beautiful natural trees to allow for the road will eliminate the privacy Saddle Creek
Community homeowners enjoy today. This will be a significate change in privacy for current
homeowners.
E.When it rains the water from Saddle Creek Community pond overflows on the surface and runs
down to the next pond. If the green space is converted to a paved road, this will make it harder for
the water to get absorbed and will lead to flooding as the road will block the natural flow of the
water. This will flood Saddle Creek Community homes.
Please bring these objections to the City of Carmel Plan Commission board for the meeting on the
21st day of July 2020.
