Dear Mr. Shestak,
I am a long-time resident of Carmel and the Saddle Creek subdivision located in North-West Carmel. I have lived in
Saddle Creek since I had my home built here in 2003.
I am writing the Carmel Plan Commission to oppose items in the new development called "Ambleside Point PUD", Docket
No. PZ-2020-00069.
I oppose the following items from the proposed development:
1. Rezoning the new development "Ambleside Point PUD" Docket No. PZ-2020-00069 (PUD)" into a very high-density
development which includes townhomes. The S-1 zoning for the property should not change. Allowing for this high-
density development would have a material impact on the Saddle Creek Community in the following ways:
The value of the properties in the Saddle Creek Community would decrease in value or not appreciate at the
same rate.
Crime in the community would increase due to the very high density of the new development. The proposed
development does not provide enough room for all people to live safely.
Amenities maintained and paid for by Saddle Creek Community residents including fishing ponds, basketball
courts, green spaces, walking trails, and playgrounds would be used by the Ambleside Point residents as as not
enough space for them to have their own amenities has been allowed in the current Ambleside Point PUD plan.
2. Converting a large Saddle Creek Community green space into a road at Beaument Blvd and Mustang Chase to allow
for entry and exit into the new development. Allowing for this new road would have a material impact on the Saddle Creek
Community in the following ways:
The Saddle Creek Community common green space has been used by Saddle Creek Community children for
over 15 years. They play football, soccer, and tag in the green space as it is large enough to have multiple
families play games. It’s a safe place for the children to get outside and play their favorite sports. If this plot of is
converted to a road, there will be fewer available green spaces in Saddle Creek for these activities.
There is no road there today and the large green space is maintained by and has been improved by the Saddle
Creek Community.
The volume of traffic from the new development onto Beaument Blvd will be a safety hazard for the children and
adults in the Saddle Creek Community. This will become the primary entry and exit point for people who live in
Ambleside PUD to commute to downtown Carmel and all points south and will result in a significant increase

traffic on Beaument Boulevard and 141 Street. The traffic on 141 Street is already very heavy with many
vehicles exceeding the posted 40 mile per hour speed limit.
Removing the beautiful natural trees to allow for the road will eliminate the privacy Saddle Creek Community
homeowners enjoy today. This will result in a significant change in privacy for current homeowners and will result
in lower home values for those closest to the new road.
When it rains, the water from Saddle Creek Community pond overflows on the surface and runs down to the next
pond. If the green space is converted to a paved road, this will make it harder for the water to get absorbed and
will lead to flooding as the road will block the natural flow of the water. This could potentially flood Saddle Creek
Community homes.
Please bring these objections to the City of Carmel Plan Commission board for the meeting on the 21st day of July 2020.
