Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Joe, I’m a resident of the Saddle Creek neighborhood and would like to express my concerns regarding the proposed Ambleside Point neighborhood. The land on the NW side of Carmel is zoned as low density per the Carmel Clay Comprehensive Plan, that is the reason we moved to this area. I oppose building a high density neighborhood connected to Saddle Creek. The high density neighborhood does not align with the C3 Plan with regards to "Reinforce rural character including tree lines, fence rows, barns, pockets of open space, and preservation of wood lots” in West Carmel. The 3’ minimum side yards pose a serious fire hazard. There is no need to build homes so close together in this part of town. Building a high density neighborhood will result in greater noise and construction traffic over a longer period of time than a low density neighborhood. I anticipate that the proposed entrance at Beaumont will be heavily used due to ease of access. The traffic assessment is not a fair assessment given it was performed during the COVID pandemic and summer break from school. Traffic was unusually low during that time. I’d like to see the green space remain instead of building a through road. This is consistent with the Comprehensive Plan “West Carmel has many non-connecting subdivisions. The proliferation of this pattern of development is more tolerable in this district.” I’m concerned that adding 265+ homes will increase traffic, make the commute to work even more stressful, and will contribute to noise pollution. The land at the end of Beaumont has been used as a park, and taking this away does not align with the plan to "Promptly work to obtain park land in the north western portion of Clay Township while undeveloped land is still available." I’m concerned about the run off during rain from the high density housing spilling into the ponds that already have issues with overflowing during intense rains. I’m not sure how to check, but I wonder about the impact of adding a high density neighborhood will have on our water pressure. I believe the plan should call for more walking paths and recreational areas (playgrounds, tennis courts, basketball courts). I’m concerned that the Saddle Creek paths and recreational areas will be overused by residents of Ambleside Point due to lack of such amenities in their neighborhood. The need for paths is also consistent with the Comprehensive 1 Plan “Continue expansion of bicycle and pedestrian infrastructure to connect neighborhoods with schools, parks, WestClay’s Secondary Core, and other destinations.” I question wether the Carmel Clay Schools will be ready for a neighborhood of that size. Saddle Creek has been involved with redistricting several times and I’d hate to see the addition of Amblepoint result in the need to redistrict yet again. If an access road to the new Ambleside Point neighborhood is built on Beaumont, I’d like to request:  Plentiful landscaping and large trees to help with noise reduction and beautification  Delay the opening of the road until after construction has completed  Do not allow construction traffic through the Saddle Creek neighborhood.
