Dear Mr Shestak ,
I hope this letter finds you well.
I am writing to voice my concerns and objections to the proposed rezoning of Ambleside
point PUD.
I am a resident of Saddle Creek the neighborhood directly adjacent to the proposed
development. I have lived in this neighborhood for the past 15 years with my sons and
husband.
We have enjoyed the beautiful quiet of the pond behind our house and the wild life (
coyotes, bald eagles and foxes among other) that live in the woods adjacent to the area
they are proposing to develop. This plan will definitely affect the wild life , I am mostly
concerned about the bald eagle that is frequently seen in these woods and is the symbol
of our country. Please keep the woods safe and create a protected area around them to
allow that majestic bird to continue to thrive in those woods.
I have looked with consternation at the irresponsible development happening north of
146th street in Westfield and feel very proud of the progress and responsible
development that Carmel has championed for the past 20 years that I have been a
resident of our beautiful city. While urban and commercial/retail development are
important, they have their place and Carmel has continued to maintain a low density
suburban character to the West side to help create that balance. The proposed
development is over crowded with very little green space/ outdoor space. it appears that
they have taken the "cram people like sardines"approach . As a city that is working very
hard on creating parks/open spaces/ sidewalks to keep Carmel a desirable and beautiful
community, this proposal goes against that.
Following is a list of how the new development will directly affect our Saddle Creek
neighborhood:

1- Due to the high density, this proposal will put a lot of strain on the green spaces and
playgrounds that Saddle creek residents maintain as inevitably the families that move
into the new proposed neighborhood would be looking to playgrounds and amenities.
2- Decrease value of our homes here in Saddle Creek due to low value /high density
homes being proposed. I believe that the proposed homes should be built to at least
equal standards as the directly adjacent neighborhoods of Saddle Creek and Autumn
Woods to keep the value of those properties.
3- Significant increase in traffic in 2 of the South entries to Saddle creek: the developer
is proposing 2 major thoroughfares to the new neighborhood through Saddle creek on
Beaument and Megan Drive. Beaument and Mustang Chase intersection currently leads
into an open green space that the children in our community use as a playground. Our
community will loose that open space.
Also data from the developer about traffic analysis was conducted in the past 60 days
and therefore is not a true reflection of the reality as it was conducted during the
pandemic. For the past 4 months due to the Stay at home orders children were not in
school and most people were working from home and therefore not commuting. During
normal times, those 2 entries into our neighborhood are pretty busy. Adding an
additional 500 cars ( assuming 2 per new household) is going to create a traffic hazard
for the children and adult residents of Saddle Creek.
4-The developer is proposing to expand the pond in Saddle Creek. It does not specify
who will maintain such pond and how the rain/flood water management will be
done. Having more concrete in this area will create a flooding issues to many of the
homes in Saddle Creek. This will create additional strain on our neighborhood and
further lower the value of our homes.
I respectfully ask that the council addresses my above concerns and oppose the
proposed high density development . I understand that change is inevitable but please
make it a change for the better and keep our city and neighborhood beautiful!
