Dear Mr Shestak,
I am writing to voice my concerns and objections to the proposed rezoning of Ambleside point PUD.
I am a resident of Saddle Creek. The proposed rezoning plan will significantly impact the local wildlife. Please keep the
woods safe and create a protected area around them to allow the bald eagle (symbol of country) and other wildlife to
thrive in the woods.
The proposed development is over crowded with practically no green space / outdoor space and no amenities. As a city
that is working very hard on creating parks/open spaces/ sidewalks to keep Carmel a desirable and beautiful community,
this proposal goes against that.
Due to the high density, the Developer's proposal will put a lot of strain on the green spaces and playgrounds that
Saddle creek residents maintain as families that move into the new proposed neighborhood will be looking to go to
playgrounds, play basketball, tennis and go to the pool. With none of these proposed at Ambleside and the connecting
road into Saddle Creek it will add increased traffic and conflict amongst residents of Saddle Creek with Ambleside to
'police' the use of amenities by Saddle Creek residents only. The Developer is positioning the Ambleside community to
have a Village of West Clay look and feel. As you know, the Village of West Clay has all of the aforementioned amenities
that Ambleside is lacking.
I believe that the proposed homes should be built to at least equal standards as the directly adjacent neighborhoods of
Saddle Creek and Autumn Woods to keep the value of those properties.
The Developer is proposing two major thoroughfares to the new neighborhood through Saddle creek on Beaument and
Megan Drive. Beaument and Mustang Chase intersections currently lead into an open green space that the children in
our community use as a playground. Our community will lose that open space. I ask that you consider re-zoning both
intersections so that it remains a whitespace, maintains a natural barrier with the bushes and trees between
the neighborhoods and minimizes traffic into Saddle Creek.
Data from the Developer about traffic analysis was conducted in the past 60 days and therefore is not a true reflection
of the reality as it was conducted during the pandemic. For the past 4 months due to the Stay at home orders children
were not in school and most people were working from home and therefore not commuting. During normal times,
those 2 entries into our neighborhood are pretty busy. Adding an additional 500 cars ( assuming 2 per new household) is
going to create a traffic hazard for the children and adult residents of Saddle Creek.

The Developer is proposing to expand the pond in Saddle Creek. It does not specify who will maintain such pond and
how the rain/flood water management will be done. Having more concrete in this area will create a flooding issues to
many of the homes in Saddle Creek. This will create additional strain on our neighborhood and further lower the value of
our homes.
I respectfully ask that the council addresses my above concerns and oppose the proposed high density development . I
understand that change is inevitable but please make it a change for the better and keep our city and neighborhood
beautiful!
