We are close to the proposed Ambleside Development and would like to share our concerns as the city is considering
this development. We attended the developers informational meeting at the Ritz Charles on Thursday, July 9th.

> We have the following three concerns:

> 1. The proposed density is multiple times the suggested density by the city. We are concerned that the proposed
level of density will cause increased traffic through the Saddle Creek community. The developer indicated that their
traffic study was conducted in the last 60 days. Any traffic study conducted while most residents are work form home
during a pandemic is flawed at best. The developer indicated that their study showed that there would be minimal
traffic impacts to saddle creek. Please consider reducing the proposed density of this development to improve safety
and reduce traffic flow through Saddle Creek.

> 2. The developer claims the proposed plan includes 25% common space. When looking at the plan this claim is
disingenuous when the majority of the claimed common space is two large ponds and an existing stand of mature trees.
There is little if any green space in the plans. This will result in future residence seeking out actual open green space for
recreation. Saddle Creek has many open spaces with play grounds, basketball and tennis courts. The future residence
will certainly seek out these open spaces and will likely use spaces maintained and paid for by Saddle Creek residence.
Please consider having the developer add actual useable common space to the plans.

> 3. The develop proposes to significantly expand an existing Saddle Creek pond. The current pond creates a natural
barrier both water and land between Saddle Creek and the proposed Ambleside development. The developer could not
answer simple questions as to how the new combined larger pond (he called it a lake) would be jointly maintained by
the two HOAs. The Saddle Creek HOA has high standards for pond maintenance and has invested significantly over the
years to maintain them. Please consider having the developer alter their plans for this pond expansion. Alternatively
they should locate a drainage pond along the east edge of the property where there are no current natural boundaries
between Saddle Creek and the proposed development.
