Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Joe Shestak, I am writing regarding the development, Ambleside Point, along 146th St. and the required rezoning. Thank you very much for considering my input as a Carmel resident and homeowner within the impacted neighborhood, Saddle Creek. I appreciate your time and patience in considering this matter closely. The proposed development (Ambleside) is not an isolated community, but is situated so that it will function as a part of the Saddle Creek community. This is because  Three of Ambleside's four sides share a boundary with Saddle Creek.  Two of Ambleside's four entrances require going through Saddle Creek.  The closest main road from nearly half of Ambleside requires going through Saddle Creek and using its existing entrances.  Much of Ambleside is very close to Saddle Creek's common areas and community paths. My primary objection to the current plan is that the Ambleside community will use the Saddle Creek resources (roads, entrances, paths, common areas), decreasing the value of these for the Saddle Creek community, while providing no meaningful value in return. For, Ambleside will increase the effective residential density of the area, increasing the use of the Saddle Creek resources while not meaningfully contributing new resources. Specifically, Ambleside will  increase the use of Saddle Creek roads. This will make our outdoor areas less appealing and more difficult to walk, play, and meet neighbors in.  increase the use of Saddle Creek entrances. This will make these streets and intersections less safe and more difficult to cross.  increase the use of Saddle Creek common areas. This will lower the value of these to the current community.  not meaningfully contribute new common areas. For example, my family of six (kids with ages 1-7), often crosses Beaument Blvd and Megan Dr. to use the paths; picnics near the pond along Megan Dr.; and runs, walks, and rides bikes next to Autumn Woods Dr. The current plan for Ambleside Point would make these activities more difficult, dangerous, and infrequent for us. In return, Ambleside provides no added features to our community I am not against the right development in this area. However, if it is designed to be functionally integral to Saddle Creek, it must not detract from the current community and be mutually beneficial.
