Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Mr. Shestak, I would like to register my opposition to the proposed development on 146th St., north of our Saddle Creek Community in the strongest terms possible. The proposed development seeks to change the ethos of this neighborhood of two decades and permanently alter the appeal it has enjoyed amongst younger families seeking to make it a home for their growing families. We have lived in this neighborhood for about eight years now, having moved from the chaos of Manhattan, NYC and almost instantly fell in love with this neighborhood. 2015 Mustang Chase Dr. where we live made us first time homebuyers. Since then our family has grown and over the years we have created wonderful memories with our neighbors, who are predominantly in the same age bracket as us and have kids who have jointly enjoyed these quiet streets and our neighborhood amenities. My primary opposition to this project is due to the fact that it seeks to disrupt the state of our neighborhood described above. Having two roads connecting a high density subdivision such as the proposed Ambleside Point Development, right through the heart of our community, will forever make our streets more prone to accidents -- one of which occurred just last month at the very same intersection at Beaumont where the new road has been proposed. Being late in the night, thankfully except for property damage no human harm occurred. The traffic study which was cited as part of the proposal is a total farce. Upon reading it I found that it was conducted during the height of the COVID crisis when most people are WFH during the daytime. This should instantly be deemed invalid as it does not represent the true impact that the new community would have on the traffic situation here. Secondly, the new extension road at Beaumont seeks to destroy a beautiful wooded area which remains pretty much the only wooded area that is left on our side of the street. This has become a sanctuary for many different birds -- cardinals, blue jays, hawks and the highlight of our summers the bald eagles which soar around the empty areas right over the ponds along Mustang Chase Dr. Scores of families take walks along the trail which begins at Beaumont and winds its way along the pond and the wooded area which is proposed for destruction. This is the very trail on which our 5 year old learnt how to ride his bike just a few months ago. Thirdly, such a high density neighborhood with no nature trails and recreational spots of their own and then interconnected with ours at two roads, will put a lot of pressure on our neighborhood parks, trails and the community swimming pool. The construction to the south- Westmont which came into being just 3-4 years ago, has very noticeably led to an increase in the number of people showing up at our parks over the years. None of us want to engage in confrontation of ours vs yours as kids are kids and they should not be prevented from playing in such spaces regardless of where it lies. The onus therefore lies on the planners to ensure that such potentially confrontational situations are prevented through adequate planning. This new proposal makes no attempt to even moderately address recreational spaces in the planning. 1 By having at its core townhomes which more than always have transient occupancy and a less long-term outlook of the communities that they are a part of. Having such a neighborhood interconnected with ours is fundamentally at odds with our family, kid and pet friendly ethos. The new high-density community of Ambleside Point seeks to permanently disrupt life at Saddle Creek as we have known it for years.
