Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** City of Carmel Plan Commission, Re: Docket #PZ-2020-00069 (PUD), Applicant, Hoffman Developer, LLC and proposed "Ambleside Point" Rezoning Request We are requesting that the above PUD, at the proposed density level, not be approved for the following reasons: 1. The proposed density level is very inconsistent with the surrounding developments, especially our Autumn Wood Farms neighborhood which is 1+ acre lots per home. (Comprehensive Plan, Policy 1, Objective 1.4) 2. The proposed concept plan has townhomes directly adjacent to the west border of Autumn Wood Farms which includes our backyard. This is highly inconsistent with our development, specifically our yard which is 1.6 acres. (C.P. Policy 1, Objective 1.4) 3. Drainage is already a problem in our neighborhood especially after the construction of the new 146th St. which was constructed at an higher level than was there naturally, and a development of the proposed density will only make it worse - think "bowl" effect. The proposed density precludes greenspace which aids in overall drainage. 4. The proposed density will increase traffic significantly making it unsafe to walk along the 146th St. service road. Our neighborhood does not have a crosswalk to the walking path along 146th. St. making us essentially "land-locked" and inconsistent with the Comprehensive Plan of Carmel to be "pedestrian friendly." (C.P. Policy 2, Objective 2.5) 5. We, along with all our neighbors on the west side of Autumn Wood Farms, have extremely large trees on the west property line, and the proposed density necessitates the adjacent townhomes/homes be in such close proximity to this property line that the earth-moving related to the construction of them is very likely to damage the roots of these trees which would ultimately cause their untimely demise.
