Proposed Construction: This phase anticipates Construction activities that will include landdevelopment and townhomes. Initial Land Development activities slated to commence in August of2020 and are anticipated to be complete in August of 2025. Homebuilding activities expected tocommence in August of 2020 and continue through August 2025.Location, Size & Phasing: This project is located along the west side of Community Drive, south of146th St. in Carmel, Hamilton County, Indiana and encompasses 12.0 Acres to be subdivided into 142townhome units; all area to be disturbed and constructed as a single Phase. This phase is adjacent topreviously developed Playschool at Legacy located to the east and a proposed residentialdevelopment to the south.Current and Existing Conditions: This project site is currently a combination of wooded areas andpasture/grass. A couple of small wetland patches exist (~1.0 ac. total) within this phase that will beremoved. White Riverwithin Hamilton & Marion Counties has been listed on 2018 Indiana Compiled 303(d) list withImpairment. No TMDL's have been established and no specific BMP's are currently required fordischarges.
