I am seeking the following special exception approval for a STRR at my home at 131 Beechmont Drive, Carmel Indiana 46032 I am asking for additional days, different and more than the 30 specific days given by the city council, to short term lease a portion of my home. Flexibility of a special exemption allows me to short term lease a portion of my house when my family is not all at home, ie: college, and work travel, when it does not overlap with the 30 days in which those days our family would and could be all at home. Please submit a parking plan for the site: The parking plan is to have guests use the large driveway and 2 car garage if desired. My guests have been instructed to never park on the street and to use the driveway only. A family renting my home would have one or two cars that would use the driveway in the same way as my family would. J. How many rooms do you want to rent out? I would rent out the main part of the home, which is 3 bedrooms total or less. I have a 4 bedroom home which includes an in-law suite with an additional bedroom to make 4 bedrooms total. The in- law suite is separate but attached to the main part of the home which allows the 3 bedrooms to be rented as one total unit. K. Will you be renting out the home through Airbnb, VRBO, HomeAway, or similar platforms. I would be using Airbnb mostly. I have had local interest when friends are moving between homes or getting their home repaired and need a temporary space for their family, but I would use and direct those through Airbnb for the 1 million dollar insurance policy and for service standards and guest accountability. L. Will you be renting out the entire house and not be on-site while renters stay there, or will you be on-site while there are renters staying. I will only rent out the main part of the home which is not specifically the ‘entire home” yet it does offer families and guests the privacy of being an entire home. I will be here at times or not at all depending on my travel schedule with work and personal plans. I can be staying in the in-law suite at anytime. It will not be rented and it has a private entry. I like to greet the guests and welcome them. M. I would only be renting to families with no more than 6 occupants therefore parking will not be an issue. My guests are instructed to park in the driveway strictly and never on the street. See above (I). Most families and guests come with one car, sometimes two. N. Please note that the City Council passed a resolution to allow for 30 specific dates to be exempt from the Short Term Residential Retail requirements in 2020. See response to item O. O. Please make sure to list out the true practical difficulties and hardships associated with having to comply with the zoning ordnance. I appreciate the city council vote for 30 days and I am requesting additional as those days may not align with our work travel/vacation schedules. Our neighbors, Mike and Karen Kedanis live next door at 131 Beechmont Dr. From time to time, they have used their home as an AirBNB rental. They take care to screen all renters and to set clearly defined guidelines as far as the expectations for their home and our shared neighborhood. Because of the design of their home, they are able to section off and lock areas allowing them to come and go as they please without disturbing their renters. There have been no problems as far as anyone violating their guidelines. Renters are respectful not only of the Kedanis property, but also of our Harrowgate neighborhood.
