Couple comments regarding this proposal:
1) Very bad idea no matter what the design and/or limitations. It simply does not fit a residential area like this. Yes
there are other businesses in that area, but all fit the feel of this community. None of those have the appearance,
lighting, smell, traffic, or potential danger of a gas station. And make no mistake, no matter what label is put on this, it is
a gas station.
2) One of the main arguments for this gas station is that it was on the original plan for this development. That is a totally
useless argument. Apparently a mistake was made many years ago to place this project in the plan. That does not
obligate anyone to carry out this mistake. Plus it would have been hard for anyone to really foresee how the look and
feel of the Village would develop and make the idea of a gas station, no matter how its designed, so inappropriate.
3) We've learned much over the years about the dangers of chemicals associated with a gas station -- those alone should
prevent its construction.
4) Someone needing gasoline has many options within a very short distance without this gas station being
built. Residents needing just about any supplies also have these handy plus the CVS provides just about any essential
items area residents need.
5) The negative effects on home values is very likely. A gas station is not going to produce likely buyers to say "Wow
....they even have a gas station in the Village". Likely buyers often do say things like that about the existing businesses in
the Village.
The city of Carmel has made so many good decisions in developing neighborhoods, its downtown,and its parks The
Village of West Clay is a crown jewel for Carmel.....so many wonderful neighborhoods in Carmel; but nothing like the
Village.
Don't allow a bad idea from many years ago to be stuck in the middle of the Village.
