With the additions that are made to the home, we feel that the overall home will enhance the look and feel of the neighborhood and surrounding areas. Variance Request R-2 2.10 Maximum Lot coverage + 35%. Seeking approval for lot coverage of 38.7%. Variance Support We are seeking approval for lot coverage of 38.7% on a maximum lot coverage of 35%. -It is our belief that the additional coverage on our home will enhance the overall look and appeal of the Jacksons Grant Northvale neighborhood. -The additional lot coverage items are a 20x40 pool with decking around the pool and hardscaping. -The additional half circle driveway in front gives our home the curb appeal that will greatly improve the overall appearance of the neighborhood. -There is an approved bioswale and open space located directly next to the property to the east, as well as open space on the north side of the property. -To comply with the maximum lot coverage, it would give the home a less grand feel and would not do a neighborhood like Northvale justice as it is a nice upscale neighborhood.
