The applicant seeks the following development standards variance approval: 8. Docket No. PZ-2020-00108 V Monon & Main PUD Section 2.12.A Maximum signage: only first floor tenants shall be allowed signage allowed, Signage for upper floor tenant requested. The site is located at 246 W. Main St. (Monon & Main Subdivision, Block 2, Lot 2D). It is zoned Monon & Main PUD/Planned Unit Development Ordinance Z-462-04, as amended. Filed by Soori Ardalan, owner. General Info: The Petitioner seeks approval to install a second sign on the building for an upper floor tenant, when only one sign is allowed (and that sign is reserved for the first-floor tenant). The property is located along Main Street, within the Monon and Main PUD development of townhomes, and all the townhomes along Main Street are allowed to be commercial uses. Please see the Petitioner’s info packet for more detail on the variance request. Analysis: The second sign will also be placed on the first level of the building facing Main Street, opposite the side of the existing sign. The original PUD ordinance language only allowed the first floor of the live-work units along Main Street to house businesses, but a PUD ordinance amendment in 2008 (Ordinance Z-519-08) allows the entire building to be used for commercial uses, per the list of permitted uses. The current first floor tenant is Eclectic Aesthetic Health Center medical spa, and they will be moving to the 2nd floor. The new first floor tenant will be Shahram's Kitchen, a not for profit preparer of meals for those residents who are less fortunate. The existing sign is a projecting/blade sign, and the new additional sign will also be a projecting/blade sign. Planning Dept. Outstanding Comments: The proposed sign will extend 5.58-ft (67 inches) from the building face. Per the Monon and Main PUD, the maximum distance a sign may extend out is 5-ft (60 inches). This will need to be resolved before a Sign Permit Application is issued. The Petitioner addressed all planning/zoning review comments except for the one listed above, and the Planning Dept. supports this variance request with the understanding that the remaining item will be addressed. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2020- 000108 V.
