Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Hi Joe, Here is my letter of protest to the upcoming discussion of Carmel 59 Acres. Dear Commission Members and Commercial Committee: Please listen and respect the will of the people regarding Carmel 59 Acres rezoning and proposed project request. Please Say "NO". The rezone proposal and latest plot plan are terrible ideas. It is morally wrong, unethical and will have horrible consequences for us in this area of Carmel. Please respect democracy. Please listen to those affected. The people "our neighborhoods" were not allowed to speak all their feelings due to Covid, social distancing and on line viewing restrictions. Our opinions have been stymied. This project is an attempt to cram the rezone process through in times when the “people” have limited rights and options to disagree. We should have the ability discuss in person. Limiting our numbers, in person, for discussion is a loss of our freedom. President Trump just repealed the low income requirements of the Fair Housing Act so the need for PUD is gone. There is no need for a rezone now so please keep the property as R1 as intended when we made our commitment to live in these neighborhoods. Looking at the latest plan, the concessions are minimal. Furthermore, it is clearly apparent that the developer and cronies only care about money-not the will or long term impact of those that will be affected with this horrible plan. The issues have not been resolved. Only a band aid solution was proposed as a concession, no major requested changes have been included. The sameness, packed density, destruction of beautiful trees and lack of traffic considerations are all the signs of a quest for money. Who builds half size, boring, same-same structures with minimal windows, cheap materials and no space next to lovely .5 acre custom homes and doesn’t notice the vast difference? This is just plain wrong and needs to be rejected as it will affect our neighborhood and its character and values. Besides the fact that traffic is a nightmare on Smokey Row, especially when school is in session, the roads many times cannot handle the increased volume efficiently. Look at Keystone at rush hour as well. One comment that is often stated is that people 55 don't drive at peak times. Who believes that? People 55 and over do work and they do drive and they do drive at peak times plus they drive more than 2 times a day which was cited by the city traffic study person. Before starting a new project, we must have roads that handle the increased demand for who is impacted at this time. Where is the city on the roundabout project? We have heard many times that it is too expensive so then, this project is th doomed. Please do not accept any discussion that traffic is not a problem. On to the issue of exiting onto 146, the traffic issues are horrible. Rush hour, speeding and the exit from LA Fitness make it very hard to cross safely. Where is the discussion on that problem? Proposing housing with lower prices is atrocious! I am sure that you wouldn't appreciate a suggestion of this nature in your backyard either. Who wants to lose money in property values? Furthermore, there is no guarantee that the pricing proposed by the developer will sell. Heaven forbid that they have to drop their fee schedule to sell out and get 1 their big bonuses leaving the neighborhoods with even more low income types to deal with in the future. There are many competing projects all around the city and surrounding area at this time. Every year, the property taxes are raised in this neighborhood area. If you add cheaper housing, then you have just devalued my property and my taxes should be lower, but I certainly haven’t heard that discussion either. Where does that stand in the big picture? Again, I do not want my property values reduced or to live next to the types of situations that arise from less expensive housing including rentals to be in my backyard or my neighborhood. I do not want any more traffic issues or accidents to arise from the traffic. I want Carmel to stand for Carmel values and commitments. Please Say "NO" to this project. Thanks for listening.
