Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Joe, I wanted to express my concern about the rezoning of the 59 acres parcel in Carmel at Keystone and Smokey Row that is under consideration to accommodate the Epcon building proposal. I am VERY concerned about the density of these homes, the quality of their construction, and impact it could very well have on us as an adjoining property. I live on Maralice Drive (which backs up to this 59 acre development) and when we purchased our home, we were very careful to find out how the adjoining property was zoned as we wanted to be sure we knew what we would be neighbors to some day. It is difficult enough to picture that property being downgraded from R1 zoning to begin with, let alone consider the proposal that Epcon is making. It would be much more appropriate to place a subdivision in there that would be closer in value to the adjoining neighborhoods or at least create a larger barrier so they aren't so back-to-back. My other concern with the density is the traffic flow. I don't feel like that has been sufficiently addressed yet to be able to handle the increased traffic entering and exiting from Smokey Row and Keystone when that intersection is already overloaded multiple times a day when school is in session. I appreciate the hard work that you and the rest of your committee are doing to make the best decision on this.
