Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Planning Commission Members, We are three years into this process and the same topics have not been addressed. Before we explore house colors and window placements, let's address the main issue...this is a high density condo project that does not fit alongside the existing five neighborhoods. The asking price on this land needs to be lowered so that a developer can offer a product that will mix in with the surrounding area. It is not up to Carmel and its' current residents to make financial and personal sacrifices in order to sell this land. Neighborhood Connectivity Carmel strongly believes in connecting neighborhoods so that residents may mingle and flow between them, which is great. I am an avid walker and biker and would welcome another neighborhood to explore. However, this proposed development is not that. It is an infill pocket neighborhood and in no ways matches the surrounding neighborhoods and homes. These are "lock and leave" condos with no backyard usage and very little front porch space. The proposed condos will have monotonous rears with vinyl fences, enclosing the small "backyard" off from neighbors. I cannot imagine any neighborly interactions taking place as the condo owners drive into their garage, close the door and retreat into their homes. The surrounding neighborhoods are filled with walkers, bikers, gardners and families who truly enjoy their yards and visiting with neighbors. We would welcome an extension of this with single-family homes who also value green space. Please do not settle for this proposal. This is a wonderful location, even with all of its challenges, and I think Carmel should continue its reputation for building well-though out neighborhoods with high quality architectural standards.
