This property was historically zoned B-3 and then part of the property was changed to R-1.
We are simply asking the the zoning be returned to B-3 which will no alter the Carmel/Clay
Comprehensive Plan intent. Development of this property as residential is totally impractical
as the portion on 166th St. is only 90 foot wide and is located between a B-3 parcel and a B-5
parcel. The balance of the property is located in a flood plain or floodway which make
development as residential impractical. Rezoning to B-3 will aid in the development of the
property for commercial use yet provide visual protection to the surrounding area.
