Below is supporting information for the proposed C2 Rezone of former Walgreens site, 1215 S Range Line

Docket No. PZ-2020-00127 Huntington Bank C2 Rezone.
The City is seeking to rezone the parcel located at 1215 S Range Line Road , from the B-8
Business district within the Range Line Road Overlay Zone to the C-2/Mixed Use District. The
site is located in the northeast quadrant, Range Line Road and Executive drive roundabout.
Filed by the Department of Community Services on behalf of the Carmel Plan Commission.
Enclosed is the proposed ordinance for a Zoning Map Amendment (rezone), including an aerial location map.
The property is currently zoned B-8 Business within the Range Line Road Overlay Zone. The City is proposing
to rezone this parcel in order to better position the real estate for redevelopment that is consistent with the mixed-
use development west across the street; i.e. the Proscenium mixed used development and proposed South
Range Line redevelopment.
The proposed rezone only includes Section 1, Lot 1 of the Carmel Centerpointe Subdivision. There is no site
plan or timeline for a redevelopment project; however, the property owners and current tenant have been
apprised of the rezoning proposal and are supportive.
As with other C2 rezones, at the time a specific development is proposed a DP/ADLS public hearing will be held
by the Plan Commission Hearing Officer as is standard for the C2 District.
