I asked him about the requirement for landscaping in front of the home and he said that generally the 25 ft. buffer would still be required. However, existing trees would count toward that plus in this case, the required count could be utilized to either side of this lot, in the common area. But at the end of the day we can be lenient with the requirements as the historic work being done is admirable. Can you take a look at what would be required for the section in front of the home and see how much of it you meet and if there is any that you can locate in the nearby common area to the west? It looks like the drainage is handled by a roadside swale and there are no existing utilities shown within it so I don’t think it would be an issue. However, I would only want it reduced on this lot. Daren, what are your thoughts on the 25’ perimeter landscaping along the front of lot 40? Would the ordinance still require this if the lot faces the street? Should we include that in the amended plat? We will likely want to install some landscaping around the lot for screening since is it on the main entrance road, but hard to tell where that should be with the existing trees in that area.
