A. Project Introduction
The Edwards family intend to build a single story 2 car garage with a work room
adjacent to their home located at 10923 Spring Mill Lane. This will provide a garage
of approximately 510 SF, and a work room of approximately 295 SF. Upon
completion, the property will have a total of 4 garage spaces.
The workroom will be located at the back of the garage to allow for storage above
the garage and maintain a 2-car garage appearance from the street, to match the
style of the existing garage.

B. Statement of Variance Request
We are requesting a variance on the 720 SF maximum square footage limitation for
accessory buildings. We intend to build a detached 2-car garage with a work room. In
order to accommodate a garage wide enough and deep enough for 2 cars and
provide enough width for the work room to function as we would like, we request
approval to build a garage of 864 SF measuring 24'x36'.

C. Statement of Support
To conform to the 720SF limit, the original plans called for a 21'x34' structure that
lacked sufficient width and depth in the garage to comfortably accommodate two
cars, much less a modern SUV or truck plus mid-size car. The workspace was also 1'
narrower, and presented difficulties planning the space with the desired work tables
and furnishings and appropriate circulation through the space.

The proposed structure will provide for automobile storage and traditional household
activities.
The proposed structure will provide an enhancement to the value of the home and the
area and bring the property in line with other homes in the neighborhood, as many
have 3 and 4 car garages.
The utility of the proposed structure will be impacted adversely and provide insufficient width
and depth in the garage to comfortably accommodate two cars, much less a modern SUV or
truck plus mid-size car. The workspace was also 1' narrower, and presented difficulties
planning the space with the desired work tables and furnishings and appropriate circulation
through the space.
