A question has come up from a Chicago bidder if there are any specific labor requirements or is
open shop acceptable.The answer is, Indy is open shop.

The question has come up about type of contract. The contract will be a lump sum (fixed
price) contract based on the A101-2017 Standard Form of Agreement Between Owner
and Contractor where the basis of payment is a Stipulated Sum. A101 adopts by
reference, and is designed for use with, AIA Document A201–2017, General Conditions
of the Contract for Construction.

As you may know, the Kia project on this site was stopped last year due to some logistical
issues which since have been resolved. For that reason, the owner had not done a geotech
report. Now that this project is back on for this site, the owner is getting bids for a geotech report
and should have it prior to start of construction, but not prior to bid date.

We are extending the Napleton Kia bid date to August 8 at 3:00 PM. This extends the time to
receive RFIs until July 26.

See responses to questions below in red:
1.Please provide clarification on the dimming lighting controls; switch types and cabling
requirements?
The showroom lighting is to be controlled by a Lutron Graphic Eye type system.The
controller unit is located in Sales Manager 101.Other spaces are controlled by either
occupancy sensor type switches or toggle switches.Exterior lighting is controlled by
photocell/timeclock.
2.What is the lighting control marked as ($K) in the Womens/Mens bathrooms (Ref. E100,
rooms 126/127)?
Keyed switch.
3.Please provide lighting control in Kids room 108 (Ref. E100)
The lights in Kids Room 108 are controlled by the same switchleg at Service Lounge
115.
4.Please provide clarifications on Door Controllers/contactors (?) (Ref. E102,E103 marked
DC as each exterior door).
Remove door contactor locations from the project.
5.Is there a low voltage and/or security contractor for above mentioned door
controllers/contactors? If so, are we to subcontract them?
Low voltage and security shall be by owner.

A few items regarding roofing:
1.Johns Manville, Firestone, GAF are approved as alternate roofing manufacturers.
2.PVC is approved as an alternate to TPO with same spec for thickness, warranty.
3.An inquiry was made about the R-35 roof insulation. The owner has elected the R-
35 value for this roof. Make sure all bidders provide R-35 w/ 6” polyiso.

There is some confusion about the type of mezzanine gate we have specified. The correct
model number should be #MGVMM072120 from PS Industries. This is a vertical manual
lift gate. It requires 10’-6” of clearance to the bottom of the roof joists. We have approx.
11’-4” clearance under the steel.

Please find answers to RFIs and attachments regarding civil as follows:
1.Standard Carmel Details are attached for Right of Way pavement and the asphalt
path.
2.PENTREAT 244-100 is approved as a silane penetrating sealer material for site
concrete.
3.Per the email correspondence, it does not appear that a geotechnical report will be
available prior to the bid. Should GC’s assume on-site soils are suitable for re-use?
a.Yes, assume that on-site soils are suitable for re-use at this time.
4.Per Sheet C201, the Site Legend calls out “Right Of Way Asphalt Pavement”.
However, no sectional detail such as the Light Duty Asphalt Pavement/Heavy Duty
Asphalt Pavement on Sheet C600 is shown. Please provide additional information.

a.R/W asphalt is being revised to City’s standard commercial drive entrance
(a concrete section).Detail attached for reference.
5.Per Sheet C201 and 601, pervious pavers are shown around the site. However,
there are no specifications or performance requirements provided. Please clarify
what is to be provided.
a.A standard pervious paver is anticipated. RediRock Hydrabric may be
used. Standard Detail (attached), equals can be reviewed and approved.

Please see the following clarifications or answers to RFIs:
1.The lighting package is to be included in the general contract and is not by owner.
2.Light fixture schedule clarifications as follows:
a.Type F3: Per the Kia Design Book: Intense# IHOL 6AR L2 40 VOLTS 30
IRA600 C SF or Wila# 623 864 SA40 VOLTS.
b.Type F12: Updated part number per the manufacturer: Hinkley# 3747PL with
Vintage Filament Style LED Lamp Sylvania#74592 or equal.
c.Type F17: Clear or Alzak finished reflector with white flange.
3.The record-USA series 5100 Automatic Sliding Door is approved as an alternate to
the specified door.
4.8’wide precast panels are acceptable. Precast walls must have the same R-value
specified.
5.Retaining wall clarifications as follows:
a.Is there a 100 yr HWL elevation of Carmel Creek that you can provide?
+/-739.0
b.To the west is an existing retaining wall (at the Enterprise Rental Car Store).
Are there concerns of undermining this wall?This existing wall is to remain in
place.Grades for this site should more or less bury this wall, or at least fill up
against.

A question has come up about the R-values and types of insulation in the precast wall
panels. I am attaching a detail and spec sheet that indicates the precast construction and
R-value for this project. It is based on 3” of 1.5# PCF EPS insulation. This is the ATMI
design/spec that we are using as our standard but other precasters are welcome to bid if
they meet this spec.

Please see responses to the following questions:
For Restroom 126 & 127, there is CT-10 and CT-12 on it, how is this laid out?
o CT-12 is only on the east (plan north) side wall next to the door.
For Breakroom 213, there is CT-9 on it, is this just for backsplash or wainscot?
o This is a change in scope. Provide CT-9 between the counter and the upper
cabinets. The rest of the walls in Breakroom 213 will be painted drywall color P-1.
For Tech/ Locker/Restroom 212, there is CT-9. Are we putting tiles behind lockers?
o There will not be tile behind the lockers. There will be wall tile above the lockers
as required.
For TS-5, are we putting it in a perimeter where there is floor tile? Not sure with TSA
Handbook Requirement.
o TS-5 Schluter Dilex KSA movement joint is not required at perimeter. Hold floor
tile off of perimeter walls 1/4” to 3/8” to allow for movement. Cover this space
with wall base.

For Stair 131 Entrance Landing, what flooring material are we using? Same material as
tread & riser?
o Stair landing to be VF-1.

Attached markup shows additional movement joints required in the shop floor. There is
also a note about the tile being flush with the concrete aprons at overhead door openings.

See responses from plumbing engineer as follows:
1.The air compressor is shown and listed as by Owner.Are the air lines provided and
installed by the Owner also?There do not appear to be air lines routing or placement
shown on the drawings.
a.The air lines are by the owner’s equipment supplier.
2.On P002 fixture schedule FD-2 is listed twice but with different descriptions. Also there is
a FD-3 shown on P101 but not listed.
a.The FD-2 listed as the Zurn Z541 on the schedule should be FD-3 listed as
“Clean-up and detail bay cast iron floor drain. JR Smith model 2410 with hinged
grate, locking device, and sediment bucket.”
3.On P200 fixture SK-4 is shown., but not listed in fixture schedule. Should this sink
actually be SK-2?
a.Yes
4.On P201 SK-2 is shown in Rm. #206. By description this sink is a 2 person mechanics
sink. Should this sink be SK-3?
a.Yes
5.P100 shows TD-1 in Rm. # 125 draining to the sanitary drain. Should these drain to an
oil interceptor?
a.No, there will be no vehicle repair work performed in this area.

The civil engineer has issued the attached revised landscape plan and details. Please
incorporate this new plan into the bids.

The plans show a typical detail of Redi-Rock retaining wall. Is ReCon Block approved as
an equal wall system?Yes.

Please see the following questions and answer regarding the roof on the top of the eyebrow
canopies:
-Keynote 3 on pages A161/A162 calls for them to receive the same TPO membrane
over 6” ISO insulation as the field of the roof
-Figure 3 on A323 shows them receiving TPO, but with only a single layer of ¼” slope
tapered insulation (without the 6” ISO).

-Page A416 figures show them receiving a white rubber EPDM membrane as opposed
to the TPO, as has no reference of insulation.
Answer: The top roof of the eyebrows will receive TPO on a single layer of ¼” slope tapered
insulation, NO 6” ISO, NO EPDM.

1.Please see attached spec sheets for the precast concrete exterior paint products. One
coat of Loxon Concrete and Masonry Primer and one coat of ConFlex XL Textured High
Build Acrylic Coating. Optional intermediate coat of ConFlex XL High Build Coating is not
required.
2.Alternate manufacturers for the interior spec Benjamin Moore paints will be accepted.
