Site is zoned B3, office/retail. It is adjacent to other office/retail sites. Perimeter Bufferyard A
required. Perimeter Bufferyard A is 5' wide on front and side yards, 10' wide at rear yard. (3)
shade or evergreen trees, (2) ornamentals, and (15) shrubs* per 100 LF. An evergreen tree
can be used in lieu of (3) shrubs if desired.
Perimeter Bufferyard North (275 LF)
Required: (8) shade or evergreen trees, (5) ornamental trees, (41) shrubs
Provided: (7) shrubs
Note - property line and thus bufferyard runs through existing pavement and existing
woods. Only a small section is available for shrub planting.
Perimeter Bufferyard East (484 LF)
Required: (14) shade or evergreen trees, (9) ornamental trees, (72) shrubs
Provided: 0
Note - Proposed concrete wall and existing woods, which are to be preserved, to act
as required bufferyard.
Perimeter Bufferyard South (335 LF)
Required: (10) shade or evergreen trees, (6) ornamental trees, (50) shrubs
Provided: (40) shrubs
Note - A utility easement runs along the west and central portions of the south
bufferyard, no trees are permitted in a utility easement. The eastern portion of the
south bufferyard has existing woods, which are to remain and serve as the buffer.
Perimeter Bufferyard West (308 LF)
Required: (9) shade or evergreen trees, (6) ornamental trees, (46) shrubs
Provided: (3) shade trees, (101) shrubs
Note - All but a 2' wide strip of the west bufferyard is located in a utility easement, no
trees are permitted.
Foundation Plantings
Foundation plantings shall occur within planting beds at least 5' in width, with exceptions for
appropriate approach Driveways, courtyards, plazas, and pedestrian access to building
entrances. The primary landscaping materials used shall be shrubs, ornamental grasses and
ground cover. Plantings shall cover 75% of the planting area. Shrubs cannot be spaced at
more than 5' apart unless separated by impervious surface.

Parking Lot Perimeter
(4) shade trees, (20) shrubs per 100 LF of parking lot perimeter. 1,514 LF of parking lot
perimeter.

Provided: (3) shade trees, (1) ornamental tree, (197) shrubs
Note - Minimal planting possible due to utilities and available plant bed size, concrete
wall and existing woods at east parking lot perimeter negate need for additional
screening.
Parking Lot Interior
Minimum of (1) shade tree, (5) shrubs for every 10 parking spaces. Must be a shade tree
within 66' of every parking space. 208 parking spaces.
Required: (20) shade trees, (104) shrubs
Provided: (14) shade trees, (104) shrubs
Note - Utilities through parking lot islands restrict the number of trees that can be
planted.
Street Trees
Not required. Property does not include the ROW and the area between the ROWs and
property line is in an easement, where no trees are permitted to be planted.
