"D" PROJECT EXPLANATION FOR J.C. HART COMPANY, INC. LAKESIDE 11 APARTMENTS The applicant, J.C. Hart Company, Inc. ("JC Hart") is proposing the redevelopment of a portion of the real estate which is commonly known as 645 West Carmel Drive, located south of and adjacent to West Carmel Drive and identified by the Auditor's Office of Hamilton County, Indiana as tax parcel identification number 16-09-36-00-02-005.000 (collectively, the "Real Estate"). The Real Estate that is the subject of this ADLS/DP request is outlined in yellow on the aerial map included with the submittal. By way of general background, the Atapco Redevelopment PUD was enacted on November 4, 2013 as Ordinance No. Z-581-13 ("Atapco PUD"). This request for ADLS/DP approval represents the next phase of this master planned, mixed -use community. For this next phase, JC Hart is proposing to redevelop the Real Estate by removing the existing office building that is currently located on the Real Estate in order to construct a well -designed apartment community. The Atapco PUD allows as a permitted use "multi-family/apartments" and in order for JC Hart to advance the redevelopment of the Real Estate, it requires ADLS/DP approval from the Plan Commission. JC Hart's proposal includes three (3) buildings that will consist of a total of one hundred and ten (110) apartment units. The architectural design and proposed redevelopment of the Real Estate will comply with the applicable provisions of the Atapco PUD and will be consistent with the design of Phase I buildings. JC Hart's plans are fully detailed in this application submittal. The submittal includes the proposed building elevations and perspectives and Development Plans including site landscaping and lighting.
