PROSECT EXPLANATION FOR J.C. HART COMPANY_ INC_ LAKESIDE 11
APARTMENTS
The applicant, J.C_ Hart Company, Inc. ("JC Hart") is proposing xhe redevelopment of a
portion of the real estate which is c oily known as 645 W¢st Carmel Drive, located south of
and adjacent to West Carmel Drive and identified by the Auditor's Office of Hamilton County,
Indiana tax parcel identi£cation tuber 16-09-36-00-02-005.000 (collectively, the "Real
Estate"). The Real £state that is the subject of this ADLS/DP request is outlined in yellow on the.
aerial map included with the submittal.
By way of general background, the Atapco Redevelopment PUD was ¢Hatted on November
4, 2013 as Ordinance No_ Z-58]-13 <"Atapco PUD")_ This request { r ADLS/DP approval
represents the n x[ phase of this master planned, m xed-use c nity. Por this next pbasey JC
Hart ie proposing to redeyelap the Real Estate by tr ing the existing ofFce building tfiat i
ently tocated on the Real Estate ih order to construct awell-designed apartment c nity.
The Atapco PUD allows as a permitted use "multi-family/apartments" and in order { r JC Hart to
advance the rodevelopment of the Real Estate, it requires ADLS/DP approval from the Plan
Commission_
JC Hart's proposal includes three (3) buildings that will consist of a total of one hundred and
ten (11 O� apartment units. The architectural design and proposed redevelopment of the Real Estate
will c. mply with the applicable provisions of the Atapco PUD and will be 'consistent with the
design of Phase I buildings_
JC Hart's plans are fully detailed in this application submittal_ The submittal includes the
proposed building elevations and perspectives and Development Plans including site landscaping
and lighting. As illustrated, by the renderings and exhibits, the redevelopetl buildings will fully
comply with all of the requirements of the Atapco Redevelopment PUD.
