(V) Edwards Garage Size Variance.
The applicant seeks the following development standards variance approval:
4. Docket No. PZ-2020-00139 V UDO Section 5.02.B.3 Max. 24’ x 30’ detached garage
size allowed; 24’ x 36’ proposed. The site is located at 10923 Spring Mill Ln. (Spring Mill Place
Subdivision Lot 22). It is zoned S2/Residence. Filed by Bob Abbott of Pro-Built Garage and Addition
Builders, Inc., on behalf of C. Conrad Edwards, owner.
General Info & Analysis:
The Petitioner seeks approval to build a detached 2-car garage with a work room. The maximum allowed
detached garage size is 24’ x 30’ (720 sq. ft.), and the proposed garage is 24’ x 36’ (864 sq. ft.). That is an
increase of 144 sq. ft. (20%). The garage will meet height and setback requirements, and it will complement the
existing house and attached garage’s materials and colors. Please see the Petitioner’s informational packet

The zoning ordinance (UDO section 5.02.B.3) requires the following:

b. A detached garage, which is the only Accessory Building on the lot, may equal the maximum dimensions
of twenty-four (24) by thirty (30) feet provided that the Ground Floor Area of the garage is less than or equal
to the Ground Floor Area of the Principal Building.
The Petitioner addressed all the planning/zoning review comments, and the Planning Dept. supports this
variance request.

Recommendation:
The Dept. of Community Services recommends positive consideration of PZ-2020-00139 V.
