(V) Williamson Lot Cover Variance for Pool.
The applicant seeks the following development standards variance approval:
8. Docket No. PZ-2020-00148 V UDO Section 2.08 Max. 35% lot cover allowed; 37%
proposed. The site is located at 10115 Park Ave N. (Harry Bowser’s Northridge Subdivision Lots 129 &
part 128). It is zoned R1/Residence. Filed by Derek & Terea Williamson, owners.
General Info:
The Petitioner seeks approval to install a 14’ x 32’ swimming pool with concrete decking that will cause the lot
coverage to increase by 2% over the allowed 35% maximum. The property is located at the end of a residential
street that ‘dead ends’ into Meridian Corporate Plaza’s green buffer, zoned B7/Business. This is the only
variance needed. Please see the Petitioner’s info packet for more detail on the variance request.
Analysis:
The swimming pool will be located near the rear of the lot.
There is no HOA (Homeowners Association).
The 2% increase in lot coverage is negligible. The Carmel Engineering Dept. will not have any issues with this,
as it relates to stormwater management requirements for the lot and for the neighborhood.
The Petitioner also provided details about the pool pump equipment showing how the noise and vibrations will
be mitigated.
The Petitioner addressed all the planning/zoning review comments, and the Planning Dept. supports this
variance request.
